HomeMy WebLinkAbout972388175544 Alliance Title Kemmerer WY 83101 SHERIFF'S DEED WHEREAS, Gary Nagel and Ellen Maxfield, as mortgagor(s), mortgaged to Mortgage Electronic Registration Systems, Inc., as nominee for First Horizon Home Loans, a Division of First Tennessee Bank, N.A., its successors and assigns, as mortgagee, the hereinafter described real property by that certain mortgage dated March 19, 2008 (the "Mortgage and duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on March 21, 2008, at Reception No. 937744 in Book 690 at Page 175. The mortgage and note secured thereby were assigned for value as follows: Assignee: Federal National Mortgage Association Assignment dated: May 23, 2011 Assignment recorded: June 6, 2011 Assignment recording information: in Book 767 at Page 589 All in the records of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, Wyoming; and WHEREAS, the Mortgage being in default, the undersigned Sheriff in and for Lincoln County, State of Wyoming, pursuant to the request and direction of Federal National Mortgage Association, acting under a power of sale contained in the Mortgage, proceeded to advertise for sale and did sell the hereinafter described real property on March 5, 2013, at 10:00 o'clock in the forenoon, at public venue, at the front door of the Lincoln County Courthouse located at 925 Sage Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and WHEREAS, Federal National Mortgage Association "Successful Bidder made the highest and best bid for the hereinafter described real property in the sum of $316,315.50, and the said real property was then and there sold to the Successful Bidder on March 5, 2013 "Sale Date and a Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln County, State of Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale was duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on March 5, 2013, at Reception No. 969777 in Book 806 at Page 108; WHEREAS, no one has appeared to redeem the hereinafter described real property under the Taws of the State of Wyoming, and the time for doing so has now expired; NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and SOLD, and do hereby TRANSFER and CONVEY, to said Federal National Mortgage Association, its successors and assigns, all right, title, and interest to the following described real property situate in Lincoln County, State of Wyoming, to -wit: ShDeed.doc Lot 82 of Prater Canyon Estates, Unit No. 1, Lincoln County, Wyoming as shown on the official plat thereof filed October 3, 1967, as Receiving No. 404249, in the office of the clerk of Lincoln County, Wyoming as Plat No. 166 with an address of 43 East Elkhorn Drive, Thayne, WY 83127 RECEIVED 8/1/2013 at 12:34 PM RECEIVING 972388 BOOK: 817 PAGE: 29 JEANNE WAGNER LINCOLN COUNTY CLERK, KEMMERER, WY Sheriffs Deed Nagel 13 -00398 Page 1 of 2 0029 IN WITNESS WHEREOF, the undersigned has caused this Sher' 's Deed to be executed and delivered on the 3 day of 04. 2013.
