HomeMy WebLinkAbout972621Vernon Robert Lancaster and Anna Bell Lancaster Trustees of the Lancaster Family Living Trust Grantors, for and in consideration of TEN ($10.00) DOLLARS and other Good and Valuable Considerations in hand paid, receipt whereof is hereby acknowledged, CONVEY AND WARRANT TO: Thomas Vernon Lancaster and Jan Lancaster Husband and Wife Grantees, whose mailing address is 1270 Elm Drive, Rock Springs, WY 82901, the following described tract of land, situate in Lincoln County, State of Wyoming, hereby releasing and waiving all rights under and by virtue of the homestead exemption laws of the State to -wit: A TRACT OF LAND located entirely within the NW1 /4SW1 /4 of Section 7, Township 31 North, Range 118 West of the Sixth Principal Meridian, Lincoln County, Wyoming, being an isolated part of that property granted to Vernon Robert Lancaster and Anna Bell Lancaster, Trustees of the Lancaster Family Living Trust dated Februaryl8, 2010, described in a warranty deed of record at Book 744PR, Page 818 in the Office of the Lincoln County Clerk, with boundaries more particularly described as follows: BEGINNING on the west boundary of the NW1 /4SW1 /4 of said Section 7 at a point which is located S0 °05'00 "W (base bearing for this description), along section line, a distance of 525.00 feet from the West Quarter- Section Corner of said Section 7, said point also being the southwest corner of the Lynne Burton and Sarah L. Burton property as described in that deed of record at Book 770PR, Page 264, in the Office of the Lincoln County Clerk; and running THENCE N89 °40'41 "E, along Burton south boundary, a distance of 264.00 feet to the Burton southeast corner; THENCE N0 °05'00 "E, along Burton (and others) east boundary line described in the said deed of record at Book 770PR, Page 264, a distance of 426.00 feet to a Dry Creek Irrigation District (DCID) property corner; THENCE N89 °40'41 "E, along the DCID boundary as established in that deed of record at Book 102PR, Page 367 in the Office of the Lincoln County Clerk, a distance of 29.23 feet to an angle point; THENCE S55 °25'00 "E, along DCID boundary, a distance of 249.68 feet to a second angle point; THENCE S18 °21'08 "E, continuing along DCID boundary, a distance of 433.75 feet to the intersection with the north boundary line of the Dexter R. Gardner and DeeAnn Gardner Family Trust property, described in that deed of record at Book 413PR, Page 417, in the Office of the Lincoln County Clerk; THENCE S89 °54'40 "W, along Gardner Family Trust boundary, a distance of 384.17 feet to the intersection with the east boundary line of the Ernest E. Clark and Katherine S. Clark property, described in that deed of record at Book 259PR, Page 94, in the Office of the Lincoln County Clerk; THENCE N0 °05'00 "E, along Clark boundary, a distance of 37.78 feet to the Clark northeast corner; THENCE S89 °40'41 "W, along Clark north boundary, a distance of 252.00 feet to the Clark northwest corner, said corner also being on the intersection with the west boundary line of Section 7; THENCE N0 °05'00 "E, along section line, a distance of 90.00 feet to the point of beginning; ENCLOSING an area of 3.86 acres, more or less; SUBJECT TO easements of sight or of record, including an easement for the Dry Creek Irrigation sprinkler line and an easement for Wyoming Highway 241.
