valuable consideration, cash in hand paid, the receipt and sufficiency of which is hereby
acknowledged, TODD BARON and WENDI S. WALTON also known as WENDI WALTON,
husband and wife, who acquired title as single, as joint tenants with full rights of survivorship,
hereinafter referred to as "Grantor does hereby grant, convey and warrant unto TODD BARON
and WENDI S. WALTON, husband and wife, as tenants by the entirety with rights of
survivorship, whose mailing address is 206 W. Mill Circle, Alpine, WY 83128, hereinafter
referred to as "Grantee the following lands and property, together with all improvements
located thereon, lying in the County of Lincoln, State of Wyoming, to -wit:
Lot 69 of the Palis Park Subdivision, Lincoln County, Wyoming as described on the official plat
filed on March 2, 1966 as Instrument No. 389848 of the records of the Lincoln County
Clerk.
Being the same property conveyed to Grantor by deed dated 3UL1 1, a.OGS and recorded on

The attorney(ies) who prepared this instrument has /have not performed a title examination of the subject property
and therefore makes no opinion or warranty as to the quality of title. The parties to this instrument agree they have
reviewed, understand and accept its terms, acknowledge that they have read, understand and agree with the terms of
the Deeds on Demand Invoice, Client Disclosure and Agreement (see www .deedsondemandusa /acxreement), and that
the attorney /client relationship between the client(s) ordering and paying for the instrument and attorney(ies)
preparing this instrument is strictly limited to the instrument's preparation. Order 23460

LESS AND EXCEPT all oil, gas and minerals, on and under the above described property
owned by Grantor, if any, which are reserved by Grantor.
THIS CONVEYANCE made subject to all easements, and building or use restrictions of record,
including, but not limited to, those for public roads and highways, restrictive covenants, utilities,
railroads, and pipelines. The conveyance is also subject to all applicable zoning, ordinances,
statutes, rules, or regulations, as amended.
SUBJECT to all easements, rights -of -way, protective covenants and mineral reservations of
record, if any.
TO HAVE AND TO HOLD same unto Grantee, and unto Grantee's assigns forever, with all
appurtenances thereunto belonging.
GRANTOR, does for Grantor's heirs, personal representatives, executors and assigns forever
hereby covenant with TODD BARON and WENDI S. WALTON, that Grantor is lawfully seized
in fee simple of said premises; that the premises are free from all encumbrances, unless
otherwise noted above; that Grantor has a good right to sell and convey the same as aforesaid;
and to forever warrant and defend the title to the said lands against all claims whatsoever.
TO HAVE AND TO HOLD to the said Grantee, as tenants by the entirety with rights of
survivorship, their heirs, personal representatives, executors and assigns forever; it being the
intention of the parties to this conveyance, that (unless the joint tenancy hereby created is
severed or terminated during the joint lives of the grantees herein) in the event one Grantee
herein survives the other, the entire interest in fee simple shall pass to the surviving Grantee.
