Beginning at the Southeast comer of said Lot l and running thence Northerly, along the
Easterly boundary line of said Lot 1, a distance of 70 feet; thence Westerly at right angles, a
distance of 50 feet, to the Westerly boundary line of said Lot 1; thence Southerly, along the
Westerly boundary line of said Lot 1, a distance of 70 feet; thence Easterly along the Southerly
boundary line of said Lot 1, a distance of 50 feet to the point of beginning.
TO HAVE AND TO HOLD the said premises, with their appurtenances unto the said
Grantee, heirs and assigns forever. And the said Grantor does hereby covenant to and with the
said Grantee(s), that (s)he is /are the owner(s) in fee simple of said premises; that no
encumbrances were initiated during the ownership of the undersigned nor is the undersigned
aware of any such.
And that (s)he will warrant and defend the same from all lawful claims whatsoever.
