ACCESS EASEMENT AGREEMENT
THIS ACCESS EASEMENT AGREEMENT (this "Agreement is made this A9 day of
C 2013 by Douglas Broadhead and Cindy Broadhead, as Trustees of the Douglas
and Ci dy Broadhead Family Trust dated May 7, 2002 (the "Grantor in favor of Jess Blair
Hurd and Ellen P. Hurd (the "Grantee
RECITALS:
A. The Grantor is the owner of certain real property located in Section 15, Township
31 North, Range 119 West, 6 P.M., Lincoln County, Wyoming, and described on the attached
Exhibit A (the "Land
B. Grantee is the owner of certain real property located in Section 15 Township 31
North, Range 119 West, 6 P.M., Lincoln County, Wyoming, and described on the attached
Exhibit B (the Benefitted Land
C. The Grantor desires to convey and grant to the Grantee a twenty foot wide
nonexclusive access easement for vehicles and equipment on, over and across the Land as more
specifically described on Exhibit C (the "Easement
D. The Easement is intended to and shall run with the Benefited Land as an
appurtenance thereto and shall be used for no other purpose nor shall the Easement be used to
access any other property other than the Benefitted Land.
E. This Easement corrects and supersedes the Right of Way Deed dated September
19, 1991 from Ned Oliver Taggart and E. Lorrene T. Taggart to Grantee as recorded on
September 23, 1991 at Book 301PR Page 452 in the Lincoln County Records, and such previous
Right of Way Deed shall be of no further force and effect.
AGREEMENTS:
NOW, THEREFORE, for good and valuable consideration, the receipt and sufficiency of
which are hereby acknowledged, the Grantor hereby conveys and grants to the Grantee a
nonexclusive access easement for vehicles and equipment on, over and across the Easement.

acknowledged to me that they executed the same in said Trust name.

To -wit:
A strip of land, twenty (20) feet in width, over and across the E %2SW1/4 of Section 15,
T31N R119W, Lincoln County, Wyoming, bcing ten (10) feet each side of the following
described centerline:
BEGINNING at a spike on the centerline of Spring Creek County Road No. 12 -144,
N05 20' -56 "E, 145.75 feet, from Station PI 90 +0894;
thence S06 51' -26 "E, 167.25 feet, to the intersection of an existing driveway and 2 -track
road;
thence along the centerline of said 2 -track road as follows:
S05 11' -01 "W, 127.57 feet, to a spike;
S01 11' -39 "W, 116.15 feet, to a spike;
SO4 26' -43 "E, 66.16 feet, to a spike on the westerly extension of an existing fence line,
as depicted on the below referenced exhibit;
the BASE BEARING for this survey is the west line of the E''Y2SW'/4 of Section 15, T31N
R1.19W, being S00 00' -47 "W;
the easterly and westerly right -of -way lines of the above described easement to be
