The Real Property or its address is commonly known as Lot 89 Alpine Meadows, Alpine, Wyoming 83128. The Real Property Assessors Parcel or tax identification number is 12- 3718- 29 -2 -00- 262.00 and 12- 0000-00-R-00- 291.10. Mortgage dated June 16, 2006, executed and delivered by Timothy J. Nickles, a single man "Mortgagor to First Bank of Idaho, FSB dba First Bank of the Tetons, "Original Mortgagee in the original amount of $141,000, which Mortgage was executed and delivered by said Mortgagor, to said Original Mortgagee, and which Mortgage was recorded on July 12, 2006, in Book 626PR, page 132 in the records of the office of the Clerk in and for Lincoln County, State of Wyoming 83128. Assignment of Mortgage by the Federal Deposit Insurance Corporation as Receiver for First Bank of Idaho, FSB dba First Bank of the Tetons unto 2010 -1 RADC /CADC Venture, LLC, executed on September 1, 2010, effective as of August 26, 2010, and recorded on November 15, 2010, and located in Book 757PR of photos page 173 in the records of the office of the Lincoln County Clerk in and for Lincoln County, State of Wyoming 83128. WHEREAS, Notice of Foreclosure Sale was published four (4) times in The Kemmerer Gazette, a newspaper of general circulation within and for Lincoln County, Wyoming, on February 14, 2013, February 21, 2013, February 28, 2013 and March 7, 2013. Page 1 of 3 AMENDED SHERIFF'S DEED WHEREAS, pursuant to the Notice of Foreclosure Sale, the Sheriff did at the time and place therein set and appointed exposed for sale and did sell at public auction the above described property lying within Lincoln County, Wyoming. WHEREAS, the premises were sold at the time and place fixed for sale and offered for sale at public auction to the highest bidder. The property was sold to 2010 -1 RADC /CADC Venture, LLC, a Delaware limited liability company, the highest bidder, for the sum of $32,500.00, the highest bid. WHEREAS, on March 12, 2013, the Sheriff executed a Certificate of Sale which was recorded on March 13, 2013, as Lincoln County Recorder's Instrument No. 969931 Book 806 of Photos page 738. WHEREAS, on March 21, 2013, 2010 -1 RADC /CADC Venture, LLC did assign the Certificate of Sale and its right of receipt of this Sheriff's Deed to 2010 -1 RADC /CADC Property XV, LLC (the "Purchaser pursuant to an Assignment of Certificate of Sale and of Right to Receipt of Sheriff's Deed which was recorded on May 29, 2013, as Lincoln County Recorder's Instrument No. 970226 Book 808 of Photos page 4. NOW, THEREFORE, know all men by this deed that I, Shane Johnson, Sheriff of the County of Lincoln in consideration of the premises, have granted and sold and do hereby convey to the Purchaser, its successors and assigns, the following described real property: Lot 89 of Alpine Meadows Subdivision, filed August 23, 2005 as Instrument No. 911176 of the records of the Lincoln County Clerk. The Real Property or its address is commonly known as Lot 89 Alpine Meadows, Alpine, Wyoming 83128. The Real Property Assessors Parcel or tax identification number is 12- 3718- 29 -2 -00- 262.00 and 12- 0000-00-R-00- 291.10. to have and to hold the described premises with all appurtenances to said Purchaser, its successors and assigns forever.
