WEST, Husband and wife, as Tenants by the entireties, ("Grantor) for a good and valuable consideration, the receipt of which is hereby acknowledged, do hereby grant, convey and warrant unto Lower galley Energy, a Cooperative Corporation, of Afton rind Jackson, Wyoming and to its successors and assigns, ("Grantees"), a perpetual easement and right 01' way for the construction and continued maintenance, repair, alteration and replacement of the electric distribution circuits, lines and equipment of the Grantee to be constructed and maintained under, upon and across the premises of Grantor in Lincoln. County, State of Wyonahsg, along a line described as follows, to wit BEING a portion of the NE1/4 of Section 23, T34N, RI 19W, within the Incorporated Limits of the Town of Thayne, Lincoln County, Wyoming, more particularly described as follows: COMMENCING at a point, being a spike on the west line of said 14E114, S 00° 03' 111" W, 1069.77 feat from the NW comer of said NE1/4; THENCE S 00° 03' 18" W, 167.36 feet along said west line, to a spike. THENCE S 89° 47' 38" E.,183.2.2 feet, along an existing fence, in part, to a pipe at a fence comer; THENCE S 00° 21' 22" W, 3853 feet along an existing fence to the true point of beginning, adjacent to an existing power pole. THENCE N 80° 98 feet to a point. MS PORTION of easement to include 10 feet on each side of described Inc. THENCE N 00° 12' 51" E, 177 feet to a point, thence N 89* 36' 28" W, 93 feet to a transformer location known as point "A"; THENCE N 119° 36' W, 20 feat to a point. THIS PORTION of easement to includc a' strip of land 15 feet in width running parallel with both east and north property lines of said tract., RETURNING to ppint ``4 THENCE S00 21' 22W, 50 feet to a meter location. THIS PORTION of easement to include 10 feet on each side of described line. Together with all necessary and reasonable rights of ingress and egress and to excavate and refill ditches and trenches for the location and 'repair Of said facilities and to cut, trim, spray herbicides, or remove trOtn, shrubbery; undergrowth or other obstructions interfering with the repair and maintenance of the facilities. The Grantor acknowledges that Electric and Magnetic Fields EMF) are naturally occurring in the transmission or distribution of electricity, and that the Grantee has here notified Grantor that EINE testing and information is available upon request from the Grantee. This Easement by Grantor is intended to include so Much space as is necessary or appropriate to the presence of EMF and reasonabls operation of the Grantees transmission or distribution lines. The undersigned agrees that all wires and other facilities, installed on the above described lands at the Grantee's expense shall remain the property of the Grantee, =Movable at the option of the Grantee: We hereby release and waive all rights under and by virtue of the Homestead Exemption Laws of the.said State.
