1. No residential structure shall be erected or placed on said parcels that contains
less than 1000 square feet of living space on the ground level. Outbuildings will
be built with material which will look uniform with the home.
2. All water and sewer must be to county and state code. All local and state building
codes will be adhered to.
3. No transportable house, trailer houses, modular houses or manufactured houses
shall be permitted to be placed on the premises without the written permission of
the grantor.
4. No building shall be placed on the described premises so that any portion thereof
shall be closer to the front than a distance of forty (40) feet from the easement line
and thirty (30) feet from all property lines.
5. Parcels are for single family dwellings. No multiple family dwellings or
commercial housing is permitted.
6. Large animals such as cows and horses will be limited to one animal per acre of
land. Small animals including cats and dogs will be limited to one animal per
acre of land. No commercial livestock raising will be permitted.
7. Parcels are not to be used as a storage area for car equipment, trailer boxes, etc.
All such items must be stored in a building.
8. All properties will have one vote per parcel. A vote of 5 out of 8 parcel owners
can bring action on any item out of compliance which is covered by these
covenants. These covenants may be modified by a 5 out of 8 vote by the parcel
owners.
