THIS INDENTURE dated as of the day of AL_ 2013, WITNESSETH:
WHEREAS, Scott Nield and Carol P. Nield established the Scott Nield and Carol
P. Nield Joint Revocable Trust under agreement dated February 28, 2008, whereby
Scott Nield and Carol P. Nield are the settlors and Scott Nield and Carol P. Nield are the
trustees, and
WHEREAS, the Trustees wish to complete a property boundary adjustment with
Joseph Robert Linford, reserving unto the Trust an appurtenant easement; and
WHEREAS, the Scott Nield and Carol P. Nield Joint Revocable Trust under
agreement dated February 28, 2008 provides in Article 14 thereof that the trustees shall
have the power to sell the assets of the estate,
NOW, THEREFORE, Scott Nield and Carol P. Nield, Trustees of the Scott Nield
and Carol P. Nield Joint Revocable Trust under agreement dated February 28, 2008,
Grantors, for and in consideration of the sum of ten dollars ($10) and other valuable
consideration to them in hand paid, the receipt whereof being hereby acknowledged, do,
by these presents, grant, bargain, sell, and convey unto Joseph Robert Linford, whose
address is 270 Allred South, Afton, Wyoming 83110 Grantee, all of said trustee's right,
title, and interest in and to the following described real property in Lincoln County, State
of Wyoming, towit:
See attached Exhibit A
Together with the tenements, hereditaments, and appurtenances whatsoever to the same
belonging or in anywise appertaining; RESERVING UNTO GRANTOR, their heirs,
successors and assigns, a perpetual easement appurtenant to all of Grantors' adjacent
property for ingress, egress, irrigation and utilities over, under and across the twelve (12)
foot irrigation easement as depicted on the plat referenced herein, including the right to
lay, install, maintain, operate, replace, protect, repair, relocate, change and remove one or
more pipelines, waterlines, powerlines, and any appurtenances useful and incident to the
operation and protection thereof, for the transportation of water, power or any other like
or unlike substances which may be moved by and through a pipeline(s), powerline(s) and
appurtenances thereto. Provided, however, that if any subsequent purchaser from Grantor
desires to continue the use of said easement, said subsequent purchaser shall pay Grantee
the one time sum of $2,000.00 for said use.

TO HAVE AND TO HOLD, all and singular, the abovementioned and described
real estate, together with the appurtenances, unto the said Grantee, its successors, heirs,
and assigns forever.

County, Wyoming, being part of those tracts of record in the Office of the Clerk of Lincoln
County in Book 518 of Photostatic Records on page 819 and in Book 689 of Photostatic
Records on page 647, described as follows:
BEGINNING at the southeast corner of said EY2NE1/4;
thence N00 21' -30 "E, 1671.19 feet, along the east line of said tract in Book 518 and the
east line of said tract in Book 689, in part, identical with the east line of said EY2NE1/4, to
a point;
thence S89 59' -26 "W, 488.92 feet, to a point on the west line of said tract in Book 689;
thence S00 24' -48 "W, 356.13 feet, along said west line, to the southwest point of said
tract in Book 689;
thence S00 20' -55 "W, 1315.63 feet, along the west line of said tract in Book 518, to the
southwest point thereof;
thence N89 55' -24 "E, 489.04 feet to the CORNER OF BEGINNING;
ENCOMPASSING an area of 18.77 acres, more or less;
the BASE BEARING for this survey is the east line of the NE1/4 of Section 35, T32N,
