BUCHOLZ and 13ARI ELIZABETH BUCHOLZ herein called Mortgagors, and
CLIFFORD L. MOORE AND RUTH W. MOORE TRUST DATED MARCH 6, 1996,
herein called Mortgagee.
Witnesseth: That Mortgagors irrevocably mortgage, grant, and convey to Mortgagee any
and all rights, casements, appurtenances, rents, leases and improvements and fixtures that
may now or at any time be part of the property located in Lincoln County, Wyoming,
described as:
TOGETHER WITH the rents, issues and profits thereof, SUBJECT, HOWEVER, to the
right, power and authority given to and conferred upon Mortgagee by paragraph 11 of
the provisions herein by reference to collect and apply such rents, issues and profits.

charges and liens, with interest, can said property or any part thereof, which appear to be
prior or superior hereto; all costs, fees and expenses of this Mortgage.
Should Mortgagors fail to make any payment or to do any act as herein
provided, then Mortgagee, but without obligation so to do and without notice to or
demand upon Mortgagors and without releasing Mortgagors from any obligation hereof,
;nay: make or do the same in such manner and to such extent as either may deem
necessary to protect the security hereof, Mortgagee being authorized to enter upon said
property for such purposes; appear in and defend any action or proceeding purporting to
affect the security hereof or the rights or powers of Mortgagee; pay, purchase, contest or
compromise any incumbrance, charge or lied which in the judgment ofeither appears to
be prior to superior hereto; and, in exercising any such powers, pay necessary expenses,
employ counsel and pay his or her reasonable fees.
6. To pay immediately and without demand all sums expended by
Mortgagee, with interest from date of expenditure at the amount allowed by law in effect
at the date hereof, and to pay for any statement provided for by law in effect at the date
hereof regarding the obligation secured hereby any amount demanded by the Mortgagee
not to exceed the maximum allowed by law at the time when statement is demanded.
7. That any award of damages in connection with any condemnation
for public use of or injury to said property or any part thereof is hereby assigned and shall
be paid to Mortgagee who may apply or release such monies received by it in the same
manner and with the same effect as above provided for disposition of proceeds of fire or
other insurance.
8. That by accepting payment of any sum secured hereby after its due
date, Mortgagee does not waive its right either to require prompt payment when due or
all other sums so secured or to declare default for failure so to pay.
9. That at any time or from time to time, without liability therefore and
without notice, upon written request of Mortgagee and presentation of this Mortgage,
and without affecting the personal liability of any person for payment of the indebtedness
secured hereby, Mortgagee may; rcconvey any part of said property; consent to the
malting of any map or plat thereof, join in granting any casement thereon; or join in any
extension agreement or any agreement subordinating the lien or charge hereof.
10. Pursuant to law, when Mortgagors have paid the secured debt in
full, all underlying agreements have been terminated, and Mortgagors have mailed to
Mortgagee a written request for the release, Mortgagee will release this mortgage without
charge to Mortgagors within 30 days of Mortgagee's receipt of Mortgagors' request for
the release. Mortgagors agree to pay all costs to record the release.

Mortgagors will promptly deliver to Mortgagee any notices Mortgagors receive from any
person whose rights in the property have priority over Mortgagee's rights.
15. If all or any part of the property or any interest in it is sold or
transferred without Mortgagee's written consent, Mortgagee may demand immediate
payment of the secured debt unless otherwise prohibited by federal law.
16. Mortgagors hereby release and waive all rights under and by virtue
of the homestead exemption provided for by the laws of Wyoming.
17, Any provision or clause of this mortgage or any agreement
evidencing the secured debt which conflicts with applicable law will not be effective
unless that law expressly or implicdly permits variations by agreement. if any provision
or clause of this mortgage or an agreement evidencing the secured debt cannot be
enforced according to its terms, this tact will not affect the enforceability of the balance
of the mortgage and the agreement evidencing the secured debt.
The undersigned Mortgagors request that a copy of any Notice of Default and any Notice
of Sale hereunder be mailed to him at his address hereinbefore set forth.
