Turner, shall have no obligation to pay for any maintenance of the road until such time as they subdivide their land as described below or build one or more residences on that property or otherwise change its use so that they materially increase their use of the road. Grantees agree to pay their reasonable and fair share of such maintenance annually or at such other time as all of them agree. If any of them fails to pay their reasonable and fair share, one or more of the others may bring legal action pursuant to this Easement to compel such payment.
