Trust U/T /D March 6, 1996, of 419 Tothero Place, Fremont, CA 94536, Victor Kremer
and Beverly Kremer husband and wife, of PO Box 5196, Etna, WY 83118, Bruce
Wolfley, a single man, of PO Box 5072, Etna, WY 83118, and Amy G. Bassett, a single
woman, of PO Box 475, Jackson, WY 83001, grantees, the following described perpetual
right -of -way easement for the following purposes:
1. Purpose of Easement. This easement is for the purpose of providing a
perpetual 60 -foot wide right -of -way easement for ingress and egress and all utilities to the
property described in paragraph 3 below including the right to construct and maintain a
roadway to provide that ingress and egress and for all utilities.
2. Conditions of this Easement. The conditions of this easement are:
a. It is a common easement for the mutual benefit of all Grantees
and their respective lands.
b. The easement may not be fenced by any of the Grantees
without the prior written consent of the Grantor(s) over whose land that
portion of the easement is located that Grantee(s) desire to fence.

dated January 22, 1999, and recorded in the office of the Lincoln County

Lincoln County, Wyoming, more particularly described in that certain warranty
deed dated July 27, 1994, and recorded in the office of the Lincoln County

That portion of the NW1 /4NE1/4 of Section 24, T36N, R119W, 6 P.M.,
Lincoln County, Wyoming, more particularly described in that certain warranty
deed dated August 4, 1994, and recorded in the office of the Lincoln County
Clerk on August 31, 1999, in Book 356 PR, page 663.

That portion of the NW1 /4NE1/4 of Section 24, T36N, R119W, 6 P.M.,
Lincoln County, Wyoming, more particularly described in that certain warranty
deed acknowledged September 18, 1998, and recorded in the office of the
Lincoln County Clerk on 199 _1, in Book 4 M PR,

4. Description of Easement. The easement is described as follows:
A strip of land, sixty (60) feet in width within the N1/2NW1/4 and the
NW1 /4NE1/4 of Section 24, T36N, R119W, Lincoln County, Wyoming, being
thirty (30) feet each side of the described centerline as more particularly
described on the attached Exhibit A.
5. Binding Effect. The terms and conditions of this easement shall be binding
upon and inure to the benefit of the heirs, successors in interest and assigns of the parties
named in this instrument.
