HOKANSON, Trustee of the VIRGINIA M. HOKANSON LIVING TRUST, dated May 31, 1988, Seller, and NEIL B. HOKANSON and DIANNA L. HOKANSON, husband and wife, Tenants in the Entireties, Purchasers, exists for the purchase of the following described real property situate in the County of Lincoln, State of Wyoming, to -wit: A portion of the Southwest quarter of the Southeast quarter (SW1/4SE1/4) of Section 23, Township 34 North, Range 119 west, 6th P.M., Wyoming, located near Thayne, Lincoln County, Wyoming, more particularly described as follows: Beginning at an iron pipe, marking a point in the Easterly line of Highway U.S. 89, said point being located North 86 °06'52" West 94.08 feet from the Southeast corner of said Southwest quarter (SW1/4), said point also lying on the arc of a curve of said Highway having a radius of 5804.578 feet; thence running along the arc of said curve 19.59 feet through a central angle of 0 °11'36" (the Long Chord of said curve bearing North 17 °35'58 West a distance of 19.59 feet) to a concrete monument with a brass cap marking the narrowing of said Highway right of way; thence running South 88 °15'06" West, along said right of way 15.50 feet to a concrete monument with a brass cap, marking the beginning of a curve in said Highway right of way, having a radius of 5789.578 feet; thence along last said curve through a central angle of 2 °02'54" an arc distance of 206.978 feet (the Long Chord of said curve bearing North 17 °42'14" West a distance of 206.976 feet) to an iron pipe; thence leaving said Highway and running radially thereto North 71 °13'51" East 158.01 feet to an iron pipe marking the westerly line of the old Thayne to Afton road, 60 feet wide, thence southerly and westerly along last said point of beginning: South 7 °40'06" East 158.19 feet, South 27 °33'44" West 102.17 feet, South 64° 14'02" West 43.40 feet, containing 0.663 acres of land. Together with all water rights, mineral rights, improvements and appurtenances thereon situate or in anywise appertaining thereunto. Subject, however, to all reservations, restrictions, exceptions, easements and rights -of -way of record or in use.
