N otary Public for the State Residing Expires: t)— tlS.-2Ol SPECIAL POWER OF ATTORNEY PURCHASE OF REAL PROPERTY KNOW ALL MEN by these presents: that I/we, Garth Philpott the undersigned, have made, constituted and appointed, and by these presents do make, constitute and appoint: Karlie Jo Philpott my /our true and lawful attorney for and in my /our name, place and stead, and for my /our use and benefit as follows: to execute all documents necessary, including any loan documents, for the purchase of that certain real property located at: 430 Madison Avenue, Afton, WY 83110 More particularly described as: Part of Lot 1 of Block 22 to the Town of Afton, Lincoln County, Wyoming being more particularly described as follows: Commencing at a point 13 1/3 rods South of the Northeast corner of said Lot 1, said point being the Northeast corner of land contained in Warranty Deed recorded February 14, 1980 in Book 163 PR on page 419 of records of Lincoln County Clerk and running thence West 165 feet, along the North line of said land in Book 163, thence North 93 feet, thence East 165 feet, thence South 93 feet to the point of beginning. and to sign, seal, execute, encumber, deliver and acknowledge such instruments in writing of whatever kind and nature as may be necessary or proper. Giving and granting unto said attorney full power and authority to do and perform all and every act and thing whatsoever requisite and necessary to be done in and about the above stated premises, as fully to all intents and purposes as the signer might or could do if personally present, and hereby ratifying and confirming all that said attomey shall lawfully do or cause to be done in the above stated premises by virtue of these presents. It being further agreed that Alliance Title Escrow Corp. and/or any other insurance company relying hereon and any lender taking a security interest in the subject property may rely upon the authority herein granted. The undersigned hereby further agree to indemnify and hold said attorney harmless from any claim, loss or liability relating to all lawful acts which such attorney shall lawfully do pursuant to this instrument. This Power of Attorney shall not terminate on disability of the principal and shall survive and continue in full force and effect should I for any reason be declared incompetent, or should I be physically unable to take any such actions, hereby ratifying and confirming all acts performed by my attorney -in -fact irrespective of my future mental condition. The attorney -in -fact is hereby authorized to indemnify and hold harmless any third party who accepts and acts under this Power of Attorney.
