This instrument is made and accepted subject to any rights now existing in favor of any lessee or assigns under any valid and subsisting oil, gas or other mineral lease or leases of record heretofore executed; all validly existing easements, rights -of -way, restrictive covenants and prescriptive rights, whether of record or not; all presently recorded and validly existing instruments that affect the Mineral Interests; and taxes for 2013 and subsequent years.
