WARRANTY DEED
KNOW ALL MEN BY THESE PRESENTS, that Stephen L. Frampton, a single person,
Grantor, for and in consideration of Ten Dollars ($10.00) and other good and valuable consideration,
in hand paid, receipt whereof is hereby acknowledged, CONVEYS AND WARRANTS to Daniel
C. Erickson and Dustin J. Erickson, as joint tenants with full rights of survivorship, Grantees,
whose address is 194 Porter Lane, Afton, WY 83110, the following described real estate, situated
in Lincoln County and State of Wyoming, hereby releasing and waiving all rights under and by virtue
of the homestead exemption laws of the State, to -wit:
Part of Section 18, T31N, R118W of the 6 P.M., Lincoln County, Wyoming, more
particularly described as follows:
The south one -half of the north one -half (S' /2N' /2) of the following described property:
Beginning at the Northeast corner of the NE'/4SW' /4 of said Section 18 and running thence
West 115 rods; thence South 80 rods; thence East 115 rods; thence North 80 rods to the point
of beginning.
Excepting therefrom land contained in Warranty Deed to the State Highway Commission
of Wyoming recorded January 23, 1974 in Book 108PR on page 626 of the records of
Lincoln County Clerk.
Together with an easement for access to the south one -half of the north one -half of the
above described property which is described as follows: Beginning at the Northeast corner
of the above described parcel of property and running thence South along the East Boundary
20 rods; thence West 30 feet; thence North 20 rods; thence East 30 feet to the point of
beginning.
Subject to a joint easement agreement by and between Doran Erickson and Debra Erickson,
husband and wife, and as trustees, and Stephen Frampton and Linda Frampton, husband and
wife, and as trustees, recorded April 5, 2010 in Book 745 on page 72 of records of Lincoln
County Clerk.
Together with all water rights, mineral rights, improvements and appurtenances thereon
situated or in anywise appertaining thereto.
TOGETHER WITH all improvements, appurtenances, hereditaments and all other things
thereunto belonging or in anywise appertaining.
SUBJECT, HOWEVER, to all easements, rights -of -way, reservations and restrictions now
of record or otherwise affecting said lands.
