CORRECTIVE WARRANTY DEED
KNOW ALL PERSONS BY THESE PRESENTS, that M.E. FERRIS and JOHN FERRIS,
TRUSTEES of the M.E. FERRIS LIVING TRUST dated July 12, 2006, and any amendments thereto, P.O.
Box 764, Thayne, Wyoming 83127, GRANTORS, for and in consideration of TEN DOLLARS ($10.00) and
other good and valuable consideration, in hand paid, receipt of which is hereby acknowledged, hereby
CONVEY AND WARRANT to JOHN FERRIS and M. E. FERRIS, TRUSTEES of the JOHN M. E.
FERRIS FAMILY TRUST dated February 22, 2014, P.O. Box 764, Thayne, Wyoming 83127, GRANTEES,
and their successors and assigns, the following described real property, situate in the County of Lincoln, State
of Wyoming, to wit:
THAT PROPERTY DESCRIBED as PARCEL 2 and as PARCEL 3 in the Quitclaim Deed
that was recorded in the land records of Lincoln County, Wyoming on August 24, 2006 in Book 631 at
Page 398 as Receiving No. 921666, a copy of which is attached hereto.
TOGETHER WITH all improvements and appurtenances thereon or thereunto belonging.
SUBJECT TO taxes, assessments, declarations of covenants, conditions, and restrictions,
reservations, rights -of -way, and easements of sight and /or of record.
THIS DEED is to correct the name of the Trust in the Deed that was recorded in the land
records of Lincoln County, Wyoming on March 5, 2014 in Book 828 at Page 775 as Receiving No.
975522.

QUITCLAIM DEED

John Ferris and Martha E. Ferris, husband and wife, of Lincoln County, and State of Wyoming,
GRANTORS, for and in consideration of Ten Dollars and Other Good and Valuable Consideration,
in hand paid, receipt whereof is hereby acknowledged, CONVEY AND QUITCLAIM TO:
M.E. Ferris and John Ferris, Trustees of the M.E. Ferris Living Trust, dated
July 12, 2006, and any amendments thereto,
whose address is P.O. Box 764, Thayne, Lincoln County, and the State of Wyoming, GRANTEE,
all of our right, title and interest, including after- acquired title, in and to the following described real
estate, situate in Lincoln County and State of Wyoming, hereby releasing and waiving all rights
under and by virtue of the homestead exemption laws of the State, to -wit:
PARCEL 1:
i Lot 13 Prater Canyon Estates Unit Four as platted and recorded in the official records
of Lincoln County, Wyoming;
PARCEL 2:
Lot 20 of Southbrook Ranches Subdivision, Lincoln County, Wyoming, according
to that plat filed September 5, 1990 as Plat Nos. 335 -1 and 335 -2 in the office of
sight and/or record;
PARCEL 3:
TRACT A, to -wit: That part of the S''V2, Section 15, T. 36 N., R. 119 W., Lincoln
County, Wyoming, it being the intent to more correctly described that tract of record
in the Office of the Clerk of Lincoln County in Book 335 of Photostatic Records on
page 582, as follows:
Beginning at a point on a circular curve to the right whose radius point bears N.
89 °31'47 W., 5779.55 feet, on the easterly right -of -way line of U.S. Highway 89,
N. 88 °59'29" W., 273.58 feet from a brass cap marking the SW corner of the Broken
Wheel Ranch Subdivision of record in said Office as Plat No. 117, said point of
beginning also being S. 88 °59'29" E., 2450.92 feet, from the west 'A corner of said
Section 15; thence southerly 198.61 feet, along the arc of said curve through a central
angle of 01 °58'08" with a radius of 5779.55 feet, to Station PC 2126 +5722 50 feet
RT; thence S. 02 °26'20" W., 451.62 feet, along said right -of -way line to a point;
thence S. 89 °01'02" E., 610.00 feet to a point; thence N. 02 °08'20" E., 650.00 feet
to a point on the south line of said Subdivision; Thence N. 89 °00' 18" W., 336.42
feet, along said south line, to the SW corner of said Subdivision; thence N. 88 °59'29"
W., 273.58 feet to the Point of Beginning; Encompassing an area of 9.08 acres, more
or less; the BASE BEARING for this survey is the north line of the Dell Creek
Ranches, a Subdivision of record in said Office as Plat No. 338, being S. 87 °17'40"
E; each "point" and station" marked by a 5/8" X24" steel reinforcing rod with a 2"
aluminum cap inscribed, "SURVEYOR SCHERBEL LTD All ON WY PLS 5368
with appropriate details; each "brass cap" marked by a 2" galvanized steel pipe with
brass cap inscribed "NELSON ENGINEERING PE RLS 578" with appropriate
details found; each "corner" found as described in the Corner Record filed in the
Office of the Clerk of Lincoln County; all in accordance with the plat prepared to be
filed in the Office of the Clerk of Lincoln County titled, "DOYLE R. VAUGHAN
AND DIANA K. VAUGHAN PLAT OF TRACT WITHIN THE S' /s SECTION 15
T 36 N, R 119 W, LINCOLN COUNTY, WYOMING" dated 22 October 1999;
TOGETHER with all buildings and improvements located thereon or appurtenant
