ROGER L. LIVINGSTON and BRENDA J. LIVINGSTON, husband and wife, as
to an undivided 50% interest, RODNEY LIVINGSTON as to an undivided 33.33% interest, and
ALISA ANDREWS as to an undivided 16.67% interest, as Tenants in Common, GRANTORS,
hereby convey and warrant to the extent provided below, but not otherwise, for the sum of TEN
DOLLARS ($10.00), and other good and valuable consideration, to WICKI -UP ESTATES LLC,
a Utah limited liability company, GRANTEE, the following described real property:
Part of Section 18, Township 31 North Range 118 West of the 6th
P.M., Lincoln County, Wyoming being more particularly described
as follows:
BEGINNING at the point of intersection on the West section line
of said Section 18, being also the approximate centerline of
Wyoming State Highway No. 241, which is 94 rods South, more or
less, of Northwest corner of the Northwest Quarter of said Section
18 and 40 feet, more or less, due West of the corner of an existing
East /West fenceline and running thence North along said West
section line of said Section 18, 582.69 feet, more or less, to a point
on said Section line 40 feet, more or less, due West of the corner of
an existing east /west fenceline; thence East along said existing
fence line, 522.3 feet; thence South 582.69 feet, more or less, to an
existing fence line; thence West, along said existing fence line
522.3 feet, more or less, to the POINT OF BEGINNING.
GRANTORS warrant only against encumbrances and defects in title existing at
the time GRANTORS took title to the above described real property which was insured by any
policy of title insurance issued to GRANTORS. Said warranty shall be limited to the extent of
coverage available under such policy.
