and in consideration of Ten Dollars ($10.00) and other valuable consideration, in hand paid, receipt of which is
acknowledged, grant and convey to, Joe Royce Nield and Lyndi Nield, husband and wife, of Fairview, Wyoming
83119 and their successors, Grantees, the following described right -of -way easement.
1- Purpose of Easement. This easement is for the purpose of providing an easement for ingress and
egress and all utilities to the property described in paragraph 2, including the right of the grantees to
construct and maintain a roadway to provide that ingress and egress and for all utilities over, under or
across and any other purpose associated with the use and habitation of the described property.
2- Property Benefited by Easement. This easement is for the benefit of the following described real
property of the grantees in Lincoln County, Wyoming; A tract of land lying within and being a part of the
SE1 /4NW1/4 Section 23, Township 31 North, Range 119 West, Lincoln County, Wyoming with
boundaries more particularly described in the attached Exhibit A.
3- Description of Easement— See attachment titled, "Description For Kendall G. Brough and Corrie H.
Brough Sixty (60) Foot Access And Utility Easement dated 10 March 2014.
4- Binding Effect. The terms and conditions of this easement shall be binding upon and inure to the
benefit of the heirs, successors in interest and assigns of the parties named in this instrument.
5- Waiver of Homestead Rights. The grantors hereby waive and release all rights to the described
easement under and by virtue of the homestead exemption laws of the State of Wyoming to the extent
that such rights may interfere with the purposes of this easement.

SIXTY (60) FOOT ACCESS AND UTILITY EASEMENT
To -wit:
That part of the SE' /4NW' /4 and the SW' /4NE' /4 of Section 23, T31N R119W, Lincoln
County, Wyoming, being all of that "Sixty (60) Foot Access and Utility Easement as
depicted on the below referenced plat, the centerline of which is identical with the south
line of that tract of record in the Office of the Clerk of Lincoln County in Book 634 of
Photostatic Records on page 752, being thirty (30) feet each side of the following
secondarily described centerline:
BEGINNING at the southwest position of said tract in Book 634, on the easterly right -of-
way line of Bittercreek County Road No. 12 -140, S20 10' -55 "E, 248.93 feet, from the
northwest corner of said SE' /4NW1/4:
thence N84 41' -38 "E, 1520.46 feet, along the south line of said tract in Book 634, to the
southeast position thereof on the centerline of Salt River Canal (East);
the BASE BEARING for this survey is the west line of the SW' /4 of Section 23, T31N
R119W, being N00 03' -49 "E;
RESERVING unto the Grantors, their heirs, successors and assigns a perpetual right of
ingress and egress and utilities over, under, and across the above described easement,
appurtenant to Grantor's adjoining lands;
the northerly and southerly right -of -way lines of the above described easement to be
shortened or lengthened as necessary to create a continuous easement with a minimum
width of sixty (60) feet to meet the easterly right -of -way line of said Bittercreek County
Road No. 12 -140 and the centerline of said Salt River Canal (East);

the Clerk of Lincoln County;
each "position" is a calculated position with no monument found or set;
all in accordance with that plat of record in the Office of the Clerk of Lincoln County with
