Clyde Lancaster and Gladys Lancaster, Trustees, of Afton, WY 83110 (herein called "MORTGAGEE the following described real property, situate in the County of Lincoln, State of Wyoming, hereby releasing and waiving all rights under and by virtue of the homestead exemption laws of the State of Wyoming, to -wit: Township 32 North, Range 119 West, 6th P.M., Lincoln County, State of Wyoming, Section 29, Southwest Quarter; and South Half Northwest Quarter; and Northwest Quarter Northwest Quarter; and South 42 rods of the Northeast Quarter Northwest Quarter, Section 30, East Half East Half; and a tract 20 square rods in the Southeast corner of Southwest Quarter Northeast Quarter; and East 20 rods of Northwest Quarter Southeast Quarter; and East 20 rods of Southwest Quarter Southeast Quarter; and South 10 rods of West 60 rods of Southwest Quarter Southeast Quarter and a portion of the Southwest Quarter Southwest Quarter of Section 20, Township 32 North, Range 119 West, 6th P.M., Lincoln County, Wyoming, lying South of the existing fence, and being more particularly described as follows: Beginning at the Southwest corner of said Section 20 and running East, along the South line of said Section 20, 699.52 feet to its intersection with said fence running in a Southeasterly direction; thence running North 83 °20'38" West, along said fence, 259.48 feet to a bend in said fence; thence running South 86 °04'47" West 442.76 feet to the Point of Beginning. LESS AND EXCEPTING a portion of the Northwest Quarter Northwest Quarter of Section 29, Township 32 North, Range 119 West, 6th P.M., Lincoln County, Wyoming, lying North of the existing fence, and being more particularly described as follows: Beginning at a point in the North line of said Section 29, said point of being East 699.52 feet from the Northwest corner of said Section 29; thence running East 616.43 feet to a BLM type monument placed marking the West 1/16 corner between Sections 20 and 29; thence South 79 feet to a fence corner; thence running North 82 °20'46" West, along a fence, 402.73 feet to a bend in said fence; thence, continuing along said fence 218.76 feet to the Point of Beginning. EXCEPTING: That part of the South Half of the Southwest Quarter of Section 29, Township 32 North, Range 119 West, Lincoln County, Wyoming, being part of that tract of record in the Office of the Clerk of Lincoln County in Book 286 of Photostatic Records on page 232, described as follows: Beginning at a point on the South line of said South Half of the Southwest Quarter, North 89 °49'44" West, 1091.71 feet from the Southeast corner of said South Half of the Southwest Quarter; Thence North 89 °49'44" West, 258.16 feet, along said South line, to a point; Thence North 00°02'19" East, 211.66 feet, to a point; Thence North 74 °02'43" West, 245.13 feet, to a point; Thence North 18 °37'58" East, 109.98 feet, to a point; Thence South 68 °31'38" East, 405.95 feet; to a point; Thence South 52 °43' 10" East, 101.68 feet, to a point; Thence South 00°02'19" West, 173.83 feet, to the Point of Beginning. If all or anv nart of the subject real property, or an interest therein is sold, conveyed or contracted by fire and earthquakes, with extended coverage, in an amount not less than the unpaid balance of the debt hereby secured, or the insurable value (replacement cost) of such improvements, whichever is less, which insurance shall contain an appropriate loss payable provision protecting MORTGAGOR and MORTGAGEE as their respective interests may appear from time to time. In the event MORTGAGOR fails to pay such taxes or assessments, or fails to keep and maintain such insurance as herein provided, MORTGAGEE may pay such taxes and assessments and may secure and pay for such insurance, and all sums so paid shall be added to and considered a part of the indebtedness hereby secured and shall draw interest at the same rate. In case default shall be made in the payment of the above sums hereby secured, or in the payment of the interest thereon, or any part of such principal or interest, when the same shall become due; or in case of default shall be made in any of the covenants and agreements thereof, or in the event MORTGAGOR sells or conveys the Property, or any part thereof, or any interest therein, without the prior written consent of the MORTGAGEE first had and obtained, then the whole indebtedness hereby secured, with interest thereon, shall become due and payable, at the option of MORTGAGEE, and MORTGAGEE'S legal representatives and assigns, may proceed by advertisement and sale /or as otherwise authorized by governing law, to foreclose on and sell the Property, and out of the proceeds of such sale, MORTGAGEE shall pay all sums due hereunder, together with all costs of sale including reasonable attorney's fees. If the proceeds of the foreclosure sale are insufficient to pay the indebtedness hereby secured and foreclosure costs, MORTGAGEE shall be entitled to a deficiency judgment. In the event of any default whereby the right of foreclosure occurs hereunder, MORTGAGEE shall at once become entitled to exclusive possession, use and enjoyment of the Property, and to all rents, issues and profits from the accruing of any such rights and during the pendency of the foreclosure proceedings, and the period of redemption, if any there be. MORTGAGOR warrants title to the Property as to parties claiming, by, through or under the MORTGAGOR only.
