WARRANTY DEED
LARRY LeROY WOLFLEY and JOLENE WOLFLEY, Husband and Wife, Grantors,
for and in consideration of TEN DOLLARS ($10.00) and other valuable consideration, in hand
paid, receipt of which is hereby acknowledged, CONVEY AND WARRANT to THE JOINT
TRUST AGREEMENT OF LARRY LeROY WOLFLEY AND JOLENE WOLFLEY, dated
June 23, 2014, LARRY LeROY WOLFLEY and JOLENE WOLFLEY, Trustees, Grantees, the
following described real estate situated in Grover, Lincoln County, State of Wyoming, hereby
releasing and waiving all rights under and by virtue of the homestead exemption laws of the
State, to -wit:
The Wolfley property, as referred to in the Deed recorded with Document
No. 394205, in Book 73PR, on Page 476, and a portion of the Wolfley property,
as referred to in the Deed recorded with Document No. 385712, recorded in
Book 68PR, on Page 340, within the NW1 /4NW1 /4 of Section 24, T36N,
RI 19W, of the 6th. P.M., Lincoln County, Wyoming, the Boundary and
Encumbrances, being more particularly described as follows:
BEGINNING at the United States Department of the Interior Bureau of Land
Management 1973 location for the Southwest Corner of the SW1 /4 of Section 13,
of said T36N, R119W; thence S89 °23' 18 "E, along the South line of said SW1 /4,
725.59 feet to the Northwest corner of the Schulte property, as referred to in the
Deed recorded with Document No. 870879, in Book 458PR, on Page 526, with
said Office; thence S6 °38'31 "W, along the West line of said Schulte property,
143.69 feet to the Southwest corner thereof; thence S89 °31' 11 "E, along the South
line of said Schulte property, 277.08 feet to the Southeast corner thereof; thence
N8 °48'47 "E, along the East line of said Schulte property, 143.73 feet to a Point in
said South line of said NW 1/4; thence S89 °23' 18 "E, along said South line, 731.64
feet to the Northwest corner of the Shaw property, as referred to in the Deed
recorded with Receiving No. 916204, in Book 613, on Page 12, with said Office;
thence Southwesterly, along said West line the following:

and S85 °35'29 "W 443.96 feet to and along the North line of the Neeb property,
as referred to in the Deed recorded with Document No. 858262, in Book 429PR,
on Page 244, with said Office; thence Westerly, continuing along said North line,
the following:
N60 °30'49 "W 374.78 feet, N78 °05'06 "W 104.04 feet, and S84°5 1'36"W 274.15
feet, to the Northwest corner thereof; thence Southerly, along the West line of
said Neeb property, the following:
S 10 °50'51 "W 72.77 feet, and S 1° 10'50 "W 28.15 feet to a Point in the Center
Line of the Perpetual Right -of -Way Easement, as referred to in the Easement
recorded with Document No. 865852, in Book 445PR, on Page 2, with said office,
being a Point in a 247.00 feet Radius Curve to the Left, from which the Radius
bears S29 °49'00 "E; thence Westerly, along said Center Line, the following:
along said Curve to the Left, through a Central Angle of 10 °46'42 an arc length
of 46.47 feet, said curve having a chord of S54 °47'39 "W 46.40, S50 °24'24 "W
6.06 feet, S47 °53'54 "W 68.65 feet to the Beginning of a 265.00 feet Radius
Curve to the Right, Southwesterly, along said Curve to the Right, through a
Central Angle of 34 °13'54 an arc length of 158.33 feet, said curve having a
chord of S65 °11'57 "W 155.98 feet, S82 °01'37 "W 21.61 feet, N86 °00'02 "W
73.08 feet to the Beginning of a 106.00 feet Radius Curve to the Right,
Northwesterly, along said Curve to the Right, through a Central Angle of
82 °01'48 an arc length of 151.76 feet, said curve having a chord of
N44 °51'08 "W 139.13 feet, and N5 °33'05 "W 26.70 feet; thence S90 °00'00 "W
6.65 feet to a Point in the East line of the NE1 /4NE1 /4 of Section 23, of said
T36N, R119W; thence N0 °51'23 "E 341.97 feet, to the Point of Beginning,
Encompassing 12.39 Acres of land.
TOGETHER WITH and SUBJECT TO: The Perpetual Right -of -Way Easement,
as referred to in the Easement recorded with Document No. 865852, in Book
445PR, on Page 2, with said Office.
TOGETHER WITH and SUBJECT TO: The 30.00 feet wide Right -of -Way
Easement, as referred to in the Schulte Deed, recorded with Document No.
870879, in Book 458PR, on Page 526, with said Office.
SUBJECT TO: The Perpetual Easements and Right -of -Ways, for Lower Valley
Power and Light, as referred to in the Easements recorded with Document No.
458236, in Book 113PR, on Page 212, with Document No. 529424, in Book
159PR, on Page 426, and with Document No. 722514, in Book 289PR, on page
249, all with said Office.
TOGETHER WITH and SUBJECT TO: All Easements, Exceptions, Restrictions,
Reservations, Rights -of -Way, Improvements and Conditions of sight and or
record, including but not limited to those shown hereon.
