SPECIAL WARRANTY DEED
W. Meeks Wirthlin Investment Company, LLC, a Utah limited liability company, of 402
East Canyon Oaks Way, Salt Lake City, Utah 84103, Grantor, hereby conveys and warrants against
all claiming by, through or under it, to L W Twins Investments, LLC, a Utah limited liability
company, of 1440 Belle Vie Court, Salt Lake City, Utah 84121, Grantee, for the sum of $10 and
other valuable consideration, the receipt and sufficiency of which are acknowledged, the following
described parcel of real property (the "Subject Property situate in Lincoln County, State of
Wyoming, hereby waiving and releasing all rights under and by virtue of the homestead exemption
laws of the State of Wyoming, but subject to a certain easement and right -of -way reserved by
Grantor and described herein, to wit:

North, Range 118 West, of the 6th P.M. Wyoming.
Parcel# 12- 3318- 15 -2 -00 -127.
TOGETHER WITH: (1) all water and water rights appurtenant to the Subject
Property, (2) all buildings, structures, fixtures, range improvements, irrigation
equipment, other equipment, improvements and property located on or under the
Subject Property and, (3) all interests, rights, privileges, easements, benefits, rights
of -way and appurtenances, that relate, belong or appertain to any portion of the
Subject Property.
LESS AND EXCEPTING THE FOLLOWING EASEMENT AND RIGHT -OF-
WAY: a perpetual, non exclusive easement and right -of -way for ingress and egress
and the placement of utilities in favor of Grantor and its successors, assigns and
invitees on, under or above the north ten (10) feet of the Southeast Quarter of the
