Wyoming, as Grantor, to Trona Valley Community Federal Credit Union as grantee.
1. Shane Johnson is, and at all times pertinent hereto was, the duly elected,
qualified and acting Sheriff in and for Lincoln County, Wyoming, and is of lawful age.
2. Pursuant to a Notice of Foreclosure Sale attached hereto and by this reference
made a part of this Certificate, Shane Johnson caused the tract of property described in said
Notice to be sold on the 8th day of July, 2014, at 10:00 a.m. on the Courthouse Steps at 925
Sage Avenue, Kemmerer, Wyoming. As provided by law, a copy of said Notice of Foreclosure
Sale was published on June 5, 12, 19 and 26, 2014 in the Kemmerer Gazette, a newspaper of
general circulation published in the City of Kemmerer, Lincoln County, Wyoming. An affidavit of
publication verifying publication is attached hereto.
3. The highest bid received at the aforesaid sale was in the amount of One Hundred
Ten Thousand Six Hundred Four Dollars and Sixty Cents ($110,604.60), which was received from
Trona Valley Community Federal Credit Union. Said bid was the highest bid made and received,
and therefore said purchaser shall be entitled to a deed for such lands and premises at the
expiration of the period of redemption, not less than four (4) months from the above date of
sale, unless the property is redeemed prior to that date as provided by law.
4. This sale arose out of a certain mortgage dated and recorded as follows:
Mortgage to Trona Valley Community Federal Credit Union, Lender, dated April 9, 2013,
executed and delivered by Larry Heathman and Sherri Heathman, and recorded April 17, 2013,
in Book 809 at Pages 495 -507 in the Office of the Lincoln County Clerk and Ex- Officio Register of
Deeds.
The tract of property described in said mortgage, which is the subject of this sale, is
described as follows, to wit:

NOTICE OF FORECLOSURE SALE
NOTICE IS HEREBY GIVEN that a mortgage dated April 9, 2013, was executed and
delivered by Larry Heathman and Sherri Heathman to Trona Valley Community Federal Credit
Union, Lenders. Said mortgage, which was recorded with the Lincoln County Clerk and Ex-
Officio Register of Deeds on April 17, 2013, in Book 809 at Pages 495 -507, was given as security
for payment of a promissory note. The real property will be foreclosed by sale to the highest
bidder at public auction pursuant to a power of sale contained in said mortgage.
The premises described in said mortgage is as follows:
LOTS 6, 7 AND 8 OF BLOCK 12 OF TOWN OF LABARGE, FORMERLY TULSA,
LINCOLN COUNTY, WYOMING AS DESCRIBED IN THE OFFICIAL PLAT THEREOF.
The street address of said property is 182 South Oak, LaBarge, Wyoming 83123.
The sale will be held by the Lincoln County Sheriff at the front door of the Lincoln
County Courthouse in Kemmerer, Wyoming, at 10:00 A.M. on July 8, 2014, to satisfy the
amounts due on the mortgage. Default has occurred in performing the conditions of the
mortgage and the promissory note it secures. Lender claims that as of May 30, 2014, the
principal amount of $103,498.88 is owing on said promissory note, together with accumulated
interest of $3,087.92. In addition, legal fees and costs incurred by Mortgagors in this matter in
the amount of $1549.00 are due and owing by the Mortgagors under the terms of said note
and mortgage for a total owing of $108,135.80. Per diem interest of $12.76 together with
ongoing costs and legal fees are owed from and after May 30, 2014.
The property being foreclosed upon may be subject to other liens and encumbrances
that will not be extinguished at the sale and any prospective purchaser should research the
status of title before submitting a bid.

R. Justin Tynsky, foreclosing attorney for Trona Valley Community Federal Credit Union,
after having been duly sworn upon his oath, deposes and says:
1. A Notice of Default and Intent to Foreclose a mortgage was mailed on behalf of
Trona Valley Community Federal Credit Union. A copy of said Notice is attached hereto,
marked Exhibit "A" and by this reference made a part hereof. The property covered by said
mortgage is as follows, to wit:
LOTS 6, 7 AND 8 OF BLOCK 12 OF TOWN OF LABARGE, FORMERLY TULSA,
LINCOLN COUNTY, WYOMING AS DESCRIBED IN THE OFFICIAL PLAT THEREOF.
2. The Notice of Default and Intent to Foreclose was mailed on April 22, 2014 by
certified mail, return receipts requested, to Mortgagors Larry Heathman #7012 3460 0001
5710 4548); and Sherri Heathman #7012 3460 0001 5710 4555) at their last known address of
182 South Oak, LaBarge, Wyoming 83123. Said Notices were claimed by Mortgagors on April
24, 2014.
3. The date of mailing of the above described Notice of Default and Intent to
Foreclose was at least ten (10) days before commencement of publication of Notice of
Foreclosure Sale herein, pursuant to Wyoming Statute 34 -4 -103. A copy of the Notice of
Foreclosure Sale is attached to the accompanying Certificate of Purchase, and said Notice of
Foreclosure Sale was published on June 5, 12, 19, and 26, 2014 in the Kemmerer Gazette, a
newspaper of general circulation published in the City of Kemmerer, Lincoln County, Wyoming.
5. Prior to the first date of Publication, the Notice of Foreclosure Sale was sent by
Affiant on May 30, 2014 via certified mail, return receipt requested to Mortgagors Larry
Heathman #7012 1640 0001 5684 6593), and Sherri Heathman #7012 1640 0001 5684 6609)
to their last known address of 182 South Oak, LaBarge, Wyoming 83123. Said Notice was
delivered on May 31, 2014.
6. A duplicate original of this Affidavit has been filed with the Sheriff of Sweetwater
County, Wyoming.

On April 9, 2013, Larry Heathman and Sherri Heathman, as Mortgagors, executed and
delivered to Trona Valley Federal Credit Union (Trona Valley), a Federal Credit Union, mortgages
covering a parcel of real property, more particularly described as follows:
LOTS 6, 7 AND 8 OF BLOCK 12 OF TOWN OF LABARGE, FORMERLY TULSA, LINCOLN
COUNTY, WYOMING AS DESCRIBED IN THE OFFICIAL PLAT THEREOF.
The April 9, 2013 Mortgage was given as security for payment of a promissory note, dated
April 9, 2013, in the amount of One Hundred Four Thousand One Hundred Ninety Dollars and Nine
Cents ($104,190.09). Said Mortgage was recorded on April 17, 2013 in Book 809 at Pages 495 -507
in the office of the Lincoln County Clerk and Ex Officio Register of Deeds.
A material breach of the Mortgage and promissory note has occurred, as follows: monthly
payments due under the promissory note have not been made as specified in the promissory note,
and Mortgagors have defaulted on payment obligations. Payment was last made on October 1,
2013 and said payment only brought Mortgagors account current to October 31, 2013. Said
promissory note was therefore accelerated and there is presently due and owing principal of One
Hundred Three Thousand Four Hundred Ninety -Eight Dollars and Eighty -Eight Cents ($103,498.88)
together with accumulated interest through the date hereof of Two Thousand Six Hundred Three
Dollars and Four Cents ($2,603.04). Per diem interest on outstanding principal is Twelve Dollars
and Seventy -Six Cents ($12.76). In addition, legal fees and costs for which Mortgagors are
responsible have been incurred to date in this matter in the amount of Seven Hundred Sixty-Eight
Dollars ($768.00), for a total owing as of April 22, 2014, in the amount of One Hundred Six
Thousand Eight Hundred Sixty -Nine Dollars and Ninety Two Cents ($106,869.92).
NOTICE IS HEREBY GIVEN that Trona Valley Community Federal Credit Union, the
undersigned mortgagee, has elected to declare all of the principal, accumulated interest, legal fees
and costs immediately due as provided in the Mortgage and promissory note. The undersigned
mortgagee has also elected to and intends to cause the described property to be sold at a
foreclosure sale by advertisement and sale.
