and other good and valuable consideration in hand, receipt whereof is hereby acknowledged
CONVEY AND WARRANT TO
RYAN DAVID FOXLEY

grantees, whose address is P.O. Box 56, Fairview, WY 83119
the following described real estate, situate in Lincoln County and State of Wyoming, hereby
releasing and waiving all rights under and by virtue of the homestead exemption laws of the state
to wit:
That part of Section 27, T32N R119W of the 6th P.M., Lincoln County,
Wyoming described on Exhibit A prepared by Marlowe A. Scherbel labeled
"Vada Smith, Parcel A.1" dated October 15, 1997.
Together with all water rights, minerals rights, improvements and appurtenances thereon
situate or in anywise appertaining thereunto. Subject, however, to all reservations,
restrictions, easements and rights of way of record or in use.
Excepting a reservation to the Grantor, her heirs, successors and assigns for all times
hereafter, the exclusive right to use a 30' strip, lying adjacent to the East boundary line
of the herein described property for ingress and egress, including the right to install
utilities above and below the strip of ground 30' in width along the eastern edge of the
herein described. ground.
NOTE: This serves to correct that certain Warranty Deed recorded January 11, 2000.
in Book 440PR on page 331 of the records of the Lincoln County Clerk correcting the
acknowledgement.

That part of Section 27, T32N, R119W, Lincoln County, Wyoming,
being part of that 'tract of record in the Office of the Clerk
of Lincoln County in Paragraph 5 of Book 401 of Photostatic
Records on pages 812, 813, described as follows:
BEGINNING at a point on the east line of said tract,
N00 23' -12 "E, 1582.83 feet from the southeast corner of the
SW'/, of said Section 27;
thence N00 23' -12 "E, 668.00 feet, along said east line, to a
point;
thence S88 36' -49 "W, 660.68 feet to a point on the west line
of said tract;
thence S00 22' -36 "W, 668.00 feet, along said west line, to a
point;
thence N88 36' -49 "E, 660.56 feet to the POINT OF BEGINNING;
ENCOMPASSING an area of 10.13.acres, more or less;
TOGETHER with a right of ingress and egress and public
utilities over, under and across a strip of land thirty -five
(35) feet in width with the easterly line described as follows:
BEGINNING at the southeast corner of the SW'% of said Section
27;
thence N00 23' -12 "E, 2250.83 feet to a point; AND
TOGETHER with a pedestrian right of ingress and egress for
fishing purposes along each side of that part of Crow Creek
lying and being situate within the bounds of Parcel A.3.2 of
record in said Office on Plat No. 367B with instrument number
842324, said easement shall extend outwardly or radially from
the thread of said`creek to a point fifteen (15) feet from the
line of demarcation between vegetation and scoured stream
channel; AND
TOGETHER with a pedestrian right of ingress and egress for
fishing purposes along a strip of land fifteen (15) feet in
width with the south line described as follows:
Beginning at a point N00 23' -12 "E, 2250.83 feet from the
southeast corner of the SW'% of said Section 27;
thence $88 36' -49 "W, 660.68 feet, to a point;
SUBJECT to a right of ingress and egress and public utilities
over, under and across the east thirty -five (35) feet of the
above described parcel; AND
RESERVING the west fifteen (15) feet of the above described
parcel for public utilities;
the BASE BEARING for this survey is the south line of the SW%
of Section 27, T32N R119W, being N89 54' -00 "E;
each "corner" found as described in the Corner Record filed in
the Office of the Clerk of Lincoln County;
