WHEREAS, the Owners of record of the property in described legal see "Attached Schedule A" and the rn
described owners of the property whom convey the access to the property that is served by the 8 N
common roadway, referred to as Allred Private Road in this agreement between parties. 0 N

WHEREAS, the Owners desire to enter into this Agreement providing for the maintenance of this access z Z
as described by the above "Schedule A Herein after referred to as Allred Private Road. 1 4

NOW, T HEREFORE, in consideration of the mutual covenants set forth herein, the Owners agree to
3 V maintain the road located within the described easement as- follows: rn
i t 1) MAINTENANCE EXPENSE. Jim and Lynne Allred, as owners of the property that provide the
described easement, agree to maintain expenses for the road in the easement described to
Kevin and Denise Allred.
The term "qualified maintenance expenses" means all normal, recurring expenses for repair of
pot holes and snow removal and similar expenses incurred after this date.
2) BINDING EXPENSE. This agreement shall be binding upon and insure to the benefit of the
parties hereto and their successors and assigns holding any interest in the lands affected hereby.
3) RECORDATION. This Agreement shall become effective when duly signed by all the participating
Owners and recorded in the public records of Lincoln County, Wyoming.
4) ENTIRE AGREEMENT. All representatives and agreements made by the parties here to relating
to the subject matter of the Agreement have been incorporated Herein, and, there are no verbal
agreements between the parties which modify the terms of this agreement.
In WITNESS WHEREOF, This Agreement has been duly executed and delivered by all the
undersigned owners.

A tract of land located entirely within the Southeast Quarter Northeast Quarter of Section 26, Township 32
North, Range 119 West of the Sixth Principal Meridian, Lincoln County, Wyoming, being part of the Jim
Duane Allred and Lynne Allred property described in that deed of record at Book 410PR, Page 823 in the
Office of the Lincoln County Clerk, and also being part of the Noel N. Allred, Beatrice Allred Family Trust,
dated 14 February 1995, property described in that deed of record at Book 410PR, Page 812 in the Office of
the Lincoln County Clerk, with boundaries more particularly described as follows:
BEGINNING on the South boundary of the Southeast Quarter Northeast Quart of said Section 26 at a point
which is located South 89 °52'29" West, along mid section line, a distance of 295.62 feet from the East Quarter
Section Corner of said Section 26; and running Thence North 0 °32'06" West, parallel to East section line, a
distance of 225.53 feet to a point;
Thence South 89 °52'29" West a distance of 194.00 feet to a point;
Thence South 0 °32'06" East, a distance of 225.53 feet to a point on the said mid section line;
Thence North 89 °52'29" East, along mid section line, a distance of 194.00 feet to the point of beginning.
TOGETHER WITH a non exclusive access and underground utilities easement, to be shared with the
Grantors, running from the East boundary of the above described tract to the West edge of the Allred County
Road No. 12 -135, being 40 feet in width, with the centerline thereof described as follows:
BEGINNING at a point on the East boundary of the above described tract at a point which is located North
60 °54'30" West a distance of 340.07 feet from the said East Quarter Section Corner, and running thence North
89 °52'29" East a distance of 265.62 feet to the West edge of the said Allred County Road.
