WHEREAS, Trent Simkins and Jody Simkins, as Mortgagors, mortgaged to Mortgage Electronic
Registration Systems, Inc. solely as nominee for GMAC Mortgage Corporation, its successors and assigns, as
Mortgagee, the hereinafter described real property by that certain Mortgage dated October 14, 2005 (the
"Mortgage and duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in
and for Lincoln County, State of Wyoming, on October 17, 2005, at Reception No. 912869 in Book 601 at Page 411.
The Mortgage and Note secured thereby were assigned for value as follows:
Assignee: Ocwen Loan Servicing, LLC
Assignment dated: September 17, 2013
Assignment recorded: September 27, 2013
Assignment recording information: at Reception No. 973480 in Book 821 at Page 413
All in the records of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff in and for Lincoln County, State of
Wyoming, pursuant to the request and direction of Ocwen Loan Servicing, LLC, acting under a power of sale
contained in the Mortgage, proceeded to advertise for sale and did sell the hereinafter described real property on
March 25, 2014 "Sale Date at 10:00 AM, at public venue, at the Lincoln County Courthouse located at 925 Sage
Ave, Kemmerer, WY 83101; and
WHEREAS, Ocwen Loan Servicing, LLC "Successful Bidder made the highest and best bid for the
hereinafter described real property in the sum of 74,100.00, and the said real property was then and there sold to the
Successful Bidder on the Sale Date; and a Certificate of Sale was issued by the undersigned Sheriff in and for
Lincoln County, State of Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale was duly
recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County,
State of Wyoming, on March 26, 2014, at Reception No. 975713, in Book 829, at Page 522;
WHEREAS, no one has appeared to redeem the hereinafter described real property under the laws of the
State of Wyoming, and the time for doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that I, fiLymne A(9lflyv9 a
Sheriff in and for said County of Lincoln, State of Wyoming, in consideration of the premises, have GRANTED,
BARGAINED, and SOLD, and do hereby TRANSFER and CONVEY, to said Ocwen Loan Servicing, LLC, 1661
Worthington Rd, Suite 100, West Palm Beach, FL 33409, its successors and assigns, all right, title, and interest to
the following described real property situate in Lincoln County, State of Wyoming, to -wit:
Lot 1 of HAPPY VALLEY ESTATES, Lincoln County, Wyoming as described in the official plat thereof;
with an address of 413 Happy Valley Ln, Afton, WY 83110 (the undersigned disclaims liability for any
error in the address).
Together with all improvements thereon situate and all fixtures and appurtenances thereto.
TO HAVE AND TO HOLD said described premises, together with all improvements thereon erected and all
fixtures and appurtenances thereunto belonging, to Ocwen Loan Servicing, LLC, its successors and assigns forever.
