NEEB, P.O. Box 5024, Etna, Wyoming 83118 and AUSTIN DEVELOPMENT, INC., a Wyoming corporation, P.O. Box 5211, Etna, Wyoming 83118. WHEREAS, on the 3rd day of June, 2014, by SARAH A. SEYMOUR, now known as "Sarah A. Neeb P.O. Box 5024, Etna, Wyoming 83118, hereinafter referred to as "Mortgagor mortgaged, granted, and conveyed to AUSTIN DEVELOPMENT, INC., a Wyoming corporation, P.O. Box 5211, Etna, Wyoming 83118, hereinafter referred to as "Mortgagee with power of sale, certain real property located in Lincoln County, Wyoming, hereinafter referred to as the "Mortgage and WHEREAS, the Mortgage was recorded in the land records of Lincoln County, Wyoming on June 5, 2014 in Book 833 at Page 553 as Receiving No. 976921; and WHEREAS, by Order of the Lincoln County District Court on September 15, 2014, which Order was recorded in the land records of Lincoln County, Wyoming on September 19, 2014 in Book 839 at Page 768 as Receiving No. 978461, Mortgagor's legal name was changed from "Sarah Ann Seymour" to Sarah Ann Neeb and WHEREAS, Mortgagor and Mortgagee wish to ratify the Mortgage. NOW, THEREFORE, in consideration of the foregoing, the benefits to be derived by the Mortgagor under the Mortgage, and other good and valuable consideration, the receipt and sufficiency of which are hereby acknowledged by the Mortgagor, the parties agree as follows: 1. CONFIRMATION OF WARRANTIES, REPRESENTATIONS AND COVENANTS. The warranties, representations and covenants of the Mortgagor contained in the Mortgage are hereby remade by the Mortgagor, now known as "Sarah Ann Neeb to the Mortgagee, for the benefit of the Mortgagee, and are in full force and effect as of the date hereof. 2. RATIFICATION OF MORTGAGE. To secure the indebtedness of the Promissory Note between "Sarah A. Seymour now known as "Sarah A. Neeb and Austin Development, Inc., dated June 3, 2014 (the "Promissory Note the Mortgagor has granted, bargained, sold, mortgaged, assigned, transferred and conveyed, and by these presents, the Mortgagor, now known as "Sarah A. Neeb does ratify to the Mortgagee, for the benefit of the Mortgagee, the security interest in the Mortgaged Property. Mortgagor further ratifies, approves and confirms the Mortgage in every respect. All liens created by the Mortgage are hereby extended, renewed and carried forward by this instrument and incorporated herein. RATIFICATION OF MORTGAGE AUSTIN DEVELOPMENT, INC.
