SPECIAL WARRANTY DEED
THIS DEED, made as of this day of September 19, 2014, between DEBRA R. AVERY,
hereinafter referred to as "Grantor and Debra R. Avery, Trustee of The Debra R. Avery Living
Trust dated September 19, 2014, having an address at 505 Rockpile Boulevard, Gillette,
Wyoming 82716 (hereinafter referred to as "Grantee
WITNESS, that the Grantor, for and in consideration of the sum of Ten Dollars and other
good and valuable consideration, the receipt and sufficiency of which is hereby acknowledged,
has granted, sold and conveyed, and by these presents does grant, bargain, sell, convey, and
confirm unto the Grantee, Grantee's heirs and assigns forever, all the real property together with
improvements, if any, situate, lying and being in the County of Lincoln and State of Wyoming,
described as follows:
Lot Forty -One (41) in Star Valley Ranch Plat Seventeen (17) as
platted and recorded in the official records of Lincoln County,
Wyoming.
Hereby releasing and waiving all rights under and by virtue of the
homestead and exemption laws of the State of Wyoming.
THIS conveyance is made and accepted subject to the following matters, to the extent
same are in effect at this time. Any and all restrictions, covenants, conditions, rights -of -way,
mineral reservations, mineral leases and easements, if any, relating to the hereinabove described
property, but only to the extent they are still in effect shown of record in the hereinabove
mentioned County and State, and to all zoning laws, regulations and ordinance of municipal and/or
other governmental authorities, if any, but only to the extent that they are still in effect, relating to
the hereinabove described property.
GRANTOR, for the consideration and subject to the reservations from and exceptions to
conveyance and warranty, grants, sells, and conveys to Grantee the property, together with all and
singular the rights and appurtenances thereto in any wise belonging, to have and hold it to Grantee,
Grantee's heirs, executors, administrators, successors, or assigns forever, Grantor binds Grantor
and Grantor's heirs, executors, administrators, and successors to warrant and forever defend all and
singular the property to Grantee and Grantee's heirs, executors, administrators, successors, and
assigns against every person whomsoever lawfully claiming or to claim the same or any part
thereof, by, through or under Grantor, but not otherwise.
TO HAVE AND TO HOLD the liability and obligations of Grantor to Grantee and
Grantee's heirs and assigns under the warranties and covenants contained herein or provided by
law shall be limited to the extent of coverage that would be available to Grantor under any policy
of title insurance issued to Grantor at the time Grantor acquired such property. The limitations
contained herein expressly do not relieve Grantor of any liability or obligations under this
instrument, but merely define the scope, nature, and amount of such liability or obligations.
