GATE EASEMENT
Kevan Kennington and Kathy Kennington, Kara Kennington, Kandice Anderson, Kallee Cook
and Clayton Cook, Karlie Philpott and Garth Philpott (731 PR 686), Grantors, Lincoln County,
Wyoming, for and in consideration of Ten Dollars ($10.00) and other good and valuable
consideration, in hand paid, receipt of which is hereby acknowledged, GRANT AND CONVEYS to
Kevan Kennington and Kathy Kennington, Kara Kennington, Kandice Anderson, Kallee Cook and
Clayton Cook, Karlie Philpott and Garth Philpott, Kamron Kennington and Heidi Kennington, Kody
Kennington and Malinda Kennington (731 PR 686), Justin P. Wilhite and Ashlee Wilhite (726 PR
221), Douglas Baldwin (716 PR 229), United States of America (742 PR 53), Cynthia Allred and
Timothy Allred (708 PR 704), Sangam, LC (613 PR 802), the Robert and Lisa Family Trust, dated 3
July 2007 (693 PR. 572), Kraig C. Dearden and Dee L. Harris (708 PR 770), Rolene Kennedy and
Eldin Kennedy (613 PR 800), SB Star Valley, LLC (745 PR 413), Custom Construction, LLC (620
PR 55), and C.A. Fullmer Family, LLC (665 PR 681), as Grantees, the following described non-
exclusive perpetual right -of -way and utility easement for the following purposes:
1. PURPOSE OF EASEMENT. This easement is granted for the purpose of providing a perpetual,
non exclusive easement for ingress, egress and all utilities as well as fence maintenance, repair and
parking over the property as described on Exhibit "A a copy of which is attached hereto and by
this reference made a part hereof.
2. CONDITIONS OF THIS EASEMENT. The conditions of this easement are:
a. Grantees may use the described easement for access and utilities to their property described in
Paragraph 3
b. This easement is a non exclusive perpetual easement and the Grantors reserve the right to grant
additional easements over this same described property provided, however, any additional
easements shall not interfere with the rights granted to Grantee in this easement.
c. Grantors reserve the right to use this easement for any and all uses that do not interfere with the
rights granted herein.
d. The road access easement shall include the right to construct, maintain, improve and repair the
access mad, provided however any utilities that are placed within the easement shall be placed
underground within the easement boundaries and the Grantees shall be responsible for restoring
the easement so as to allow access across the same and shall properly maintain the easement.
The Grantees shall be responsible for restoring the easement area following placement of the
buried utilities.
e. The within easement grant is intended to be an easement running with the land which it serves
and shall be perpetual so long as it is used for a road and utility access purposes.
3. PROPERTY BENEFITTED BY EASEMENT. This easement is for the benefit of the following
described real property of Grantees in Lincoln County, Wyoming, described as follows:

Clayton Cook, Karlie Philpott and Garth Philpott, Kamron Kennington and Heidi Kennington, Kody

DESCRIPTION OF EASEMENT. The easement is described as follows:
That parcel of property as more fully described on Exhibit "A" a copy of which is attached hereto
and by this reference made a part hereof.
4. BINDING EFFECT. The terms and conditions of this easement shall be binding upon and enure to
the benefit of the heirs, successors in interest, and assigns of the parties named in this instrument
provided however that this easement is limited to the property described in Paragraph 3 hereof.

BEGINNING at a point on the east line of said NEV4SB' N00 35'41 "E, 606.57 feet,
from the southeast corner thereof;
thenceN00 35'- 41"E,167.28 feet, along said east line, to a point;
thence N89°-34'-54"W, 133.20 feet, to apoint;
thence S00'- 35' -41"W, I6727 feet, to a point;
thence S89°-34'-54"E, 133.20 feet, to the POINT OF BEGINNING;
