GATE EASEMENT
Justin P. Wilhite and Ashler Wilhite (726 PR 221), Grantors, Lincoln County, Wyoming,
for and in consideration of Ten Dollars ($10.00) and other goad and valuable consideration, in
hand paid, receipt of which is hereby acknowledged, GRANT AND CONVEYS to Nancy Jo
Nielson (731 PR 686), Justin P. Wilhite and Ashlee Wilhite (726 PR 221), Douglas Baldwin (716
PR 229), Jason W Staci D Horsley (742 PR 53), Cynthia Allred and Timothy Allred (708 PR
704), Songam, LC (613 PR 802), the Robert and Lisa Family Trust. debut 3 July 2007 (693 PR
572), Kraig C. Dearden and Dee L Harris (708 PR 770), Rolene Kennedy and Eldin Kennedy
(613 PR 800), SB Star Valley, LLC (745 PR 413), Albert 0 Jayne M Bendure (620 PR 55),
and CA. Fullmer Family, LLC (665 PR 681). as Grantees, the following described non exclusive
perpetual right -of -way and utility casement for the following purposes:
1. PURPOSE OF EASEMENT. This easement is granted for the purpose of
providing a perpetual, non exclusive easement for ingress, egress and all utilities
as well as fence maintenance, repair and parking over the property as described on
Exhibit "A a copy of which is attached hereto and by this reference made a part
hereof.
2. CONDITIONS OFTHIS EASEMENT. The conditions of this easement are:
a. Grantees may use the described easement for access and utilities to their
property described in Paragraph 3.
This easement is a non- exclusive perpetual easement and the Grantors
reserve the right to grant additional easements over this same described
property, provided however, any additional easements shall not Interfere:
with the rights granted to Grantee in this easement.
c. Grantors reserve the right to use this easement for any and all uses that do
not interfere with the rights granted herein.
d. The road access casement shall include the right to construct, maintain,
improve, and repair the access road, provided however any utilities that
are placed within the easement shall be placed underground within the
easement boundaries and the Grantees shall be responsible for restoring
the casement so as to allow access across the same and shall properly
maintain the casement. The Grantee shall be responsible for restoring the
easement area following placement of the buried utilities.
e. The within easement grant is intended to be an easement running with the
land which it serves and shall be perpetual so long as it is used for a road
and utility access purposes.
PROPERTY BENEFTITED BY EASEMENT. This easement is for the benefit
of die following described real property ofGrantees in Lincoln County, Wyoming,

DESCRIPTION OF EASEMENT. The easement is described as
follows:
4 BINDING EFFECT. The term and conditions of this casement shall be binding
upon and enure to the benefit of the heirs. successors in interest, and assigns of
the parties named in this instrument provided however that this easement is
limited to the property as described in Paragraph 3 hereof.

GATE EASEMENT
To -wit:
That pact of Lot 1 and Lot 2 of The Ridges of Star Valley, of record in the Office of the
Clerk of Lincoln County with Accession No. 945574, within the NEY.SE% of Section 21,
T31N R119W, Lincoln County, Wyoming, described as follows:
BEGINNING at a point on the east line of said NE 1/4S13%, N00 35' -41 "E, 606.57 feet,
from the southeast corner thereof;
thence N00°- 35' -41 "E, 167.28 feet, along saideasl line, to a point;
thence N89 133.20 feel, to a point;
thence S00°-35'-41"W, 167.27 feet, to a point;
thence S89°-34'-54"E, 133.20 feet, to the POINT OF BEGINNING;
the BASE BEARING for this survey is the east line of the SE'' of Section 21, T31N
R119W, being N00 35' -41 "E;
each "point" marked by a 5/8" x 24" steel reinforcing rod with a 2" aluminum cap
inscr "SURVEYOR SC1iERBEL LTD AFfON WY PLS 11810", with appropriate
details;
each "comer" found as described in the Corner Record filed or to be filed in the Office of
the Clerk of Lincoln County;
each "spike" marked by a 3/8" x 12" steel spike, referenced by a 5/8" x 24" steel
reinforcing rod with 2" aluminum cap inscribed, "SURVEYOR SCHERBEL LTD AFTON
WY PLS 11810 with appropriate details;
all in accordance with the plat prepared to be filed in the Office of the Clerk of Lincoln
County titled, "PLAT OF SURVEY NORTH SPRAGUE CREEK DRIVE
REALIGNMENT WITHIN GLO LOT 3 SWYEY. SYiNW'/. NWY.SW% SECTION 22
