During said life estate, Grantee shall be responsible for: (a) the payment of all electric charges for electrical use on the Property; and (b) normal repair and maintenance of the Property and the costs thereof; provided, however, that Grantee shall not be responsible for the repair and maintenance of any damage to the Property, or the costs thereof, normal wear and tear excepted, caused by Myrna W. Bradley or her agents, guests, and invitees. Myrna W. Bradley shall indemnify and hold harmless Grantee and it successors and assigns from any liability for any damage to life or property caused in whole or in part by her use of the Property pursuant to the life estate granted to her herein.
