WARRANTY DEED
KNOW ALL PERSONS BY 'LHESE PRESENTS, that MYRNA W. BRADLEY, TRUSTEE
of the Myrna W. Bradley Revocable Trust dated August 1, 1990, holder of an undivided one -half (1/2)
interest; JEANNIE HALE, holder of an undivided one twelfth (1/12) interest; SHERYLEE
FRANDSEN, holder of an undivided one twelfth (1/12) interest; JULIANN SEYFRIED, holder of an
undivided one twelfth (1/12) interest; FRANCENE JENSEN, holder of an undivided one twelfth (1/12)
interest; MYRNALYN LUTZ, holder of an undivided one twelfth (1/12) interest and GREGG
RASMUSSEN, holder of an undivided one twelfth (1/12) interest; all .as tenants in common, c/o 855
North 400 East, Centerville, Utah 84014, GRANTORS, for and in consideration of TEN DOLLARS
($10.00) and. other good and valuable consideration, in hand paid, receipt of which is hereby
acknowledged, CONVEY AND WARRANT 4SOM, LLC, a Wyoming limited liability company,
P.O. Box 167, Freedom, Wyoming 83120, GRANTEE, and its successors and assigns, the following
described property situate in the County of Lincoln, State of Wyoming, hereby waiving and releasing all
rights under and by virtue of the homestead exemption laws of the State of Wyoming, to wit
That real property in Freedom, Wyoming described in "EXHIBIT A attached hereto,
hereafter the "Property";
Together with all improvements, hereditaments, appurtenances and fixtures attached
thereto.
Subject to a life estate for the life of Myrna W. Bradley. During said life estate, Grantee
shall be responsible for:
(a) the payment of all electric charges for electrical use on the Property; and
(b) normal repair and maintenance of the Property and the costs thereof;
provided, however, that Grantee shall not be responsible for the repair and maintenance
of any damage to the Property, or the costs thereof, normal wear and tear excepted,
caused by Myrna W. Bradley or her agents, guests, and invitees.
Myrna W. Bradley shall indemnify and hold harmless Grantee and it successors and
assigns from any liability for any damage to life or property caused in whole or in part by her use
of the Property pursuant to the life estate granted to her herein.
