WHEREAS, Scott A. Birch, as mortgagor, mortgaged to Utah Mortgage Loan Corporation, as mortgagee,
the hereinafter described real property by that certain mortgage dated December 21, 2006 (the "Mortgage and
duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln
County, State of Wyoming, on December 27, 2006, at Reception No. 925623 in Book 644 at Page 681.
The mortgage and note secured thereby were assigned for value as follows:
Assignee: Ocwen Loan Servicing, LLC
Assignment dated: July 10, 2013
Assignment recorded: July 16, 2013
Assignment recording information: at Reception No. 972028 in Book 815 at Page 761
All in the records of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff in and for Lincoln County, State of
Wyoming, pursuant to the request and direction of Ocwen Loan Servicing, LLC, acting under a power of sale
contained in the Mortgage, proceeded to advertise for sale and did sell the hereinafter described real property on July
1, 2014 "Sale Date at 10:00 AM, at public venue, at the Lincoln County Courthouse located at 925 Sage Ave,
Kemmerer, WY 83101; and
WHEREAS, Ocwen Loan Servicing, LLC "Successful Bidder made the highest and best bid for the
hereinafter described real property in the sum of $135,775.13, and the said real property was then and there sold to
the Successful Bidder on the Sale Date; and a Certificate of Sale was issued by the undersigned Sheriff in and for
Lincoln County, State of Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale was duly
recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County,
State of Wyoming, on July 1, 2014, at Reception No. 977271, in Book 835, at Page 352;
WHEREAS, no one has appeared to redeem the hereinafter described real property under the laws of the
State of Wyoming, and the time for doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that I ro ar1Qne
Sheriff in and for said County of Lincoln, State of Wyoming, in consideration of the premises, have GRANTED,
BARGAINED, and SOLD, and do hereby TRANSFER and CONVEY, to said Ocwen Loan Servicing, LLC, 1661
Worthington Rd, Suite 100, West Palm Beach, FL 33409, its successors and assigns, all right, title, and interest to the
following described real property situate in Lincoln County, State of Wyoming, to -wit:
Lot 40 -L -3 of Rolling Hills 1st Addition to the City of Kemmerer, Lincoln COunty, Wyoming as described
on the official plat filed on February 25, 1985 as Instrument No. 650749 of the records of the Lincoln
County Clerk
with an address of 1673 South Sunlight Drive, Kemmerer, WY 83101 (the undersigned disclaims liability
for any error in the address).
Together with all improvements thereon situate and all fixtures and appurtenances thereto.
TO HAVE AND TO HOLD said described premises, together with all improvements thereon erected and all
fixtures and appurtenances thereunto belonging, to Ocwen Loan Servicing, LLC, its successors and assigns forever.
