HomeMy WebLinkAbout979277SHERIFF'S DEED This deed is made by the undersigned Sheriff of Lincoln County, State of Wyoming, to the Federal Home Loan Mortgage Corporation. RECITALS 1. On March 25, 2011, Joshua C. Simms and Kristi N. Simms executed a Mortgage in favor of Bank of America, N.A., on the below described property to secure payment of a certain Promissory Note of even date therewith. The Mortgage was duly recorded in the records of the Office of County Clerk and Ex- Officio Register of Deeds in and for Lincoln County, State of Wyoming, on April 5, 2011 as Rec. No. 958746, Book 765, Page 1. 2. By reason of default of the Mortgagor, in the payment of principal and interest on the Promissory Note as secured by the aforesaid Mortgage, Notice of Sale of the Real Property herein described was duly published as required by law. 3. Pursuant to said Notice of Sale, the undersigned Sheriff of Lincoln County after due notice of the time and place of the sale by Bank of America, N.A., sold the premises on the 3rd day of June, 2014 at the front door of the Lincoln County Courthouse, Kemmerer, Wyoming, to Bank of America, N.A. for the sum of One Hundred One Thousand, Nine Hundred Thirty Two and 65/100 dollars ($101,932.65). After said sale, the undersigned Sheriff executed and delivered to the Servicer, a Certificate of Sale dated June 3, 2014 which was duly recorded on June 3, 2014 as Rec. No. 976855, Book 833, Page 265. 4. An Assignment of Certificate of Sale was recorded October 17, 2014 as Rec. No. 978874, Book 841, Page 542, between Assignor, Bank of America, N.A. and Assignee, the Federal Home Loan Mortgage Corporation. 5. As the time for redemption of the premises has expired because a period of not less than three months and thirty days has elapsed from the date of said sale and there has been no redemption by any of the Mortgagors or any other person, and the Assignee through its Servicer is the holder and owner of the Certificate of Sale, and is now entitled to a deed on said premises. Now therefore, know all men by this Deed, that I, Sheriff Deputy Sheriff of the County of Lincoln, State of Wyoming, in consideration of the preceding recitals and of the purchase money have granted and sold and do hereby convey to the Federal Home Loan Mortgage Corporation, its successors, heirs and assigns, the following described lands, located in Lincoln County, Wyoming, to wit: THE LAND REFERRED TO HEREIN BELOW IS SITUATED IN THE COUNTY OF LINCOLN, STATE OF WYOMING; AND IS DESCRIBED AS FOLLOWS: LOT 218 IN NORDIC RANCHES DIVISION NO. 13, LINCOLN COUNTY, WYOMING DESCRIBED ON THE OFFICIAL PLAT THEREOF; 979277 11/12/2014 3:12 PM LINCOLN COUNTY FEES: $15.00 PAGE 1 OF 2 BOOK: 843 PAGE: 168 DEED, SHERIFFS JEANNE WAGNER LINCOLN COUNTY CLERK II 1 II it 1111 1 1111 1111 111 111 with an address of 150 Spur Loop, Etna, Wyoming 83118.
