RECITALS
This deed is made by the undersigned Sheriff of Lincoln County, State of Wyoming, to
U.S. Bank, National Association, as Trustee for the CertificateHolders of LXS 2007 -16N Trust
Fund.
1. On May 22, 2007, Paul A Phillips and Vicky Phillips executed a Mortgage in
favor Mortgage Electronic Registrations Systems, Inc. (MERS), as nominee for Quicken Loans
Inc. its successors and assigns, on the below described property to secure payment of a certain
Promissory Note of even date therewith. The Mortgage was duly recorded in the records of the
Office of County Clerk and Ex- Officio Register of Deeds in and for Lincoln County, State of
Wyoming, on June 7, 2007 as Rec. No. 930121, Book 661, Page 107. The mortgage was then
assigned to Nationstar Mortgage LLC, as mortgagee, by instrument recorded on October 15,
2013 as Rec. No. 973703, Book 822, Page 351 in the public records in the office of the County
Clerk of Lincoln County, Wyoming. The mortgage was then assigned to U.S. Bank, National
Association, as Trustee for the CertificateHolders of LXS 2007 -16N Trust Fund, by instrument
recorded March 17, 2014 as Rec. No. 975632, Book 829, Page 264 in the public records of the
office of the County Clerk of Lincoln County, Wyoming.
2. By reason of default of the Mortgagor, in the payment of principal and interest on
the Promissory Note as secured by the aforesaid Mortgage, Notice of Sale of the Real Property
herein described was duly published as required by law.
3. Pursuant to said Notice of Sale, the undersigned Sheriff of Lincoln County after
due notice of the time and place of the sale by U.S. Bank, National Association, as Trustee for
the CertificateHolders of LXS 2007 -16N, through its servicer, Nationstar Mortgage LLC, sold
the premises on the 29th day of April, 2014 at the front door of the Lincoln County Courthouse,
Kemmerer, Wyoming, to U.S. Bank, National Association, as Trustee for the CertificateHolders
of LXS 2007 -16N for the sum of One Hundred Fifty- Three, Nine Hundred Twenty -Eight and
11 /100 dollars ($153,928.11). After said sale, the undersigned Sheriff executed and delivered to
the Servicer, a Certificate of Sale dated April 29th, 2014 which was duly recorded on April 29,
2014 as Rec. No. 976340, Book 831, Page 249.
4. As the time for redemption of the premises has expired because a period of not
less than three months and thirty days has elapsed from the date of said sale and there has been
no redemption by any of the Mortgagors or any other person, and the Assignee through its
Servicer is the holder and owner of the Certificate of Sale, and is now entitled to a deed on said
premises.
Now therefore, know all men by this Deed, that I, Sheriff Deputy Sheriff of the County
of Lincoln, State of Wyoming, in consideration of the preceding recitals and of the purchase
money have granted and sold and do hereby convey to U.S. Bank, National Association, as
Trustee for the CertificateHolders of LXS 2007 -16N, its successors, heirs and assigns, the
following described lands, located in Lincoln County, Wyoming, to wit:

improvements thereto as well as its successors, heirs, and assigns forever.
