WHEREAS, on February 17, 1999, JAMES SCOTT ERICKSON, as mortgagor(s),
executed and delivered to REPUBLIC MORTGAGE CORP., a certain real estate mortgage
conveying and mortgaging to the mortgage lands described as:
LOT 12, OF BLOCK 1 OF THE LINCOLN HEIGHTS 5TH ADDITION, FIRST FILING, TO THE CITY
OF KEMMERER, LINCOLN COUNTY, WYOMING AS DESCRIBED ON THE OFFICIAL PLAT THEREOF.
PURPORTED COMMON ADDRESS: 1792 DEL RIO DRIVE, KEMMERER, WYOMING
Said mortgage was originally given to secure payment of $53,900.00 together
with interest on said principal. Said mortgage was recorded in the,.office of -the
County Clerk of LINCOLN County, Wyoming on February 22, 1999,c in Book 426, at
Page 374, at Reception No. 856903 and re-recorded: N/A.
WHEREAS, notice of foreclosure sale was given by the mortgagee pursuant to
the power of sale contained in said mortgage and in the manner and form as
required by the statutes of the State of Wyoming.
WHEREAS, in accordance with the said notice of foreclosure sale, on May 15,
2002, the Sheriff or Deputy Sheriff offered the mortgaged premises for sale at
public venue to the highest bidder for cash; and
WHEREAS, the highest and best bid for the premises was made by WASHINGTON
MUTUAL BANK FA, SUCCESSOR TO WASHINGTON MUTUAL HOME LOANS INC, FKA PNC MORTGAGE
CORP. OF AMERICA which bid was the sum of $58,231.47 and
WHEREAS, the property was struck off and sold to WASHINGTON MUTUAL BANK FA,
SUCCESSOR TO WASHINGTON MUTUAL HOME LOANS INC, FKA PNC MORTGAGE CORP. OF AMERICA;
and the Sheriff or Deputy Sheriff executed a Certificate of Purchase which was
recorded in the office of the County Clerk of LINCOLN County, Wyoming and said
Certificate of Purchase was assigned to Federal National Mortgage Association;
and
WHEREAS, more than four (4) months have expired from and after the date of
said sale and no redemption has been made;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that the
undersigned in consideration of the premises and in consideration of
the price set forth above, does hereby grant, bargain, sell and convey
to Federal National Mortgage Association, its successors and assigns, the real
property described above to have and to hold forever the described premises with
all appurtenances.

At sale, WASHINGTON MUTUAL BANK FA, SUCCESSOR TO WASHINGTON MUTUAL HOME
LOANS INC, FKA PNC MORTGAGE CORP. OF AMERICA, Purchaser, bid the sum of
$58,231.47 for said property. Being the highest and best bid received, the
property was struck off and sold to said Purchaser. The Purchaser is entitled
to a deed for the property at the expiration of the redemption period, unless the
property is redeemed prior to that date as provided by law.
The Ten Day Notice of Intent to Foreclose, and Sale were given by the
Mortgagee, pursuant to Wyoming statute. Notice of sale was published in a
newspaper of general circulation for the required time as shown by the Affidavit
of Publication attached hereto and incorporated herein by reference. Also
attached and incorporated herein is the Affidavit of the attorney.

WASHINGTON MUTUAL HOME LOANS INC, FKA PNC MORTGAGE CORP. OF AMERICA for the
purpose of foreclosing by advertisement and sale that certain Mortgage
recorded February 22, 1999, in the Office of the County Clerk, LINCOLN
County, Wyoming.
3. That Ten Day Notice of Intent to Foreclose the Mortgage by advertisement
and sale in accordance with Section 34-4-103, W.S. 1977, was sent by
certified mail to the record title owners and all parties in possession, if
any, of the property which is the subject of this foreclosure sale.
4. That there has been and there is no agreement, express or implied,
between me and any other person for any sharing or division of attorney's
fees to be added to the debt, and such fee of $600.00 is compensation for
