Development Company, Inc., for and in consideration of the sum of Ten Dollars
($10.00) and other good and valuable consideration, the receipt of which is hereby
. acknowledged, has sold, and by these presents does sell, assign, and transfer to
the United States Small Business Administration, with a Casper District Office
address of P.O. Box 2839, Casper, Wyoming 82602, that certain Mortgage dated
January 24, 1997, by and between Mark P. Wagner and Susan L. Wagner,
husband and wife, as mortgagors, and Frontier Certified Development
Company, Inc., as mortgagee, which Mortgage covers the following described
property located in Lincoln County, Wyoming, to-wit:

,4 parcel of land being within the corporate limits of the Town of
the Town of Diamondville, Wyoming and being within Tract No.
45 of the Resurvey of T21N Rll6W of the 6tn P.M., Lincoln
County, Wyoming, and being part of that particular parcel of
land conveyed from the Pittsburg and Midway Coal Mining
Company to Four Way Investments as recorded in Book 226PR
on page 434 on file in the Lincoln County Clerk's Office in
Kemmerer, Wyoming and being more particularly described as
follows:
Commencing.at an aluminum cap set on line 5-6 of Tract 46
from which Corner No. 1 of Tract 45 thereon bears N 0°13'57"
E, 655. 73feet distance, said point being the point of beginning of
said Four Way Investments parcel; thence S 0O13'57" W along
line 1-2 of said Tract 45, a distance of 1335.63 feet to a highway
Right-of-Way marker being a corner of said Four Way
Investment parcel and a point on the north highway Right-of-
Way line and a corner on the corporate boundary between
Diamondville and Kemmerer; then N 76049'39" W along the
north highway Right-of-Way tine, and the southerly boundary of
said Four Way Investment parcel, a distance of 371.93 feet to the
Point of Beginning of this description; thence continuing N
76049'39" W, along the north highway Right-of-Way line and
southerly boundary of said Four Way Investment parcel, a
distance of 235.00 feet; thence N 13023'34" E, a distance of
140.90feet; thence N 76036'26" IF, a distance of lS. 0O feet to the
northeast corner of that particular parcel of land conveyed from
Four Way Investments to Thomas D. and Corina E. Crank as
recorded in Book 235PR on pages 447 through 449 on file in the
Lincoln County Clerk's office in Kemmerer, Wyoming; thence
continuing N 76°36'26'' IV a distance of 150.00 feet to the
northwest corner of said Thomas D. and Corina E. Crank parcel.
Said point also being a point on the easterly boundary of Canyon
Road; thence N 13°23'34"E, along the easterly boundary line of
said Canyon Road a distance of J40. OO feet; thence S 76o36'26''
E, a distance of 4OO. OO feet; thence $13023'34" IV, a distance of'
280. OO feet to the point of beginning.
Together with all improvements thereon.
and which Mortgage was recorded in the office of the County Clerk of Lincoln
County, Wyoming on the 28th day of January, 1997, as Instrument No. 0832512,
Book 393PR, Page 261.
