WARRANTY DEED
Lawrence S. Rodeck and Sandra S. Rodeck, as Custodian for Sara M. Rodeck
under the Uniform Transfers to Minors Act, GRANTORS, of Lincoln County,
Wyoming, for and in consideration of TEN DOLLARS ($10.00) and other good
and valuable consideration, in hand paid, receipt of which is hereby
acknowledged, and pursuant to an IRC § 1031 tax deferred exchange, CONVEY
AND WARRANT to 1031 Exchange, Inc., a Wyoming corporation, GRANTEE,
whose address is P.O. Box 449, Jackson, Wyoming 83001, the following described
real estate, situate in the County of Lincoln, State of Wyoming, hereby waiving
and releasing all rights under and by virtue of the homestead exemption laws of
the State of Wyoming, to wit:
A portion of the NW1/4SE1/4 of Section 23,
Principal Meridian, located in Thayne, Lincoln
and being more particularly described as follows:
T34N, Rll9W, 6th
County, Wyoming,
Beginning at a point in the Westerly line of Highway U.S. 89, 100 feet
wide, said point being 498.21 feet N62°52'51"E from a Brass Cap
monument marking the Southwest corner of said NW1/4SE1/4;
thence running S25°25'58"E, along said Westerly line 165.00 feet;
thence S66°09'27"W 25.67 feet; thence N25°25'58"W 25.00 feet; thence
S75°08'04"W 54.98 feet; thence N26°26'08"W 127.07 feet; thence
N63°03'37"E 81.96 feet to the point of beginning.
Together with and including all improvements thereon and all
appurtenances and hereditaments thereunto belonging. Subject to all
covenants, conditions, restrictions, easements, reservations, and rights-
of-way of sight and/or record.
