PROPOSAL: A Minor Subdivision proposal to subdivide Lot 19 of Alpine Village Subdivision No. 1 Plat 1 Amended and Lot 29 of Alpine Village Subdivision No. 1 Plat 2 Amended into four (4) residential
1 acre lots. The new lots will be an extension of the Alpine Reserve Subdivision Development. These lots
will not have taxiway access. They will be connected to the Town of Alpine water system, and have individual enhanced septic systems.

FINDINGS OF APPROVAL:
A. The proposed subdivision plat is consistent with the provisions of the Wyoming Statutes
regarding county subdivisions, including: a. Star Valley Conservation District Review, b. Safe and Adequate Water Supply, c. Public Notice in Newspaper of General Circulation
B. The proposed subdivision plat is consistent with the goals and objectives of the Lincoln County Comprehensive Plan, including: a. Provisions for development near existing community infrastructure, b. Orderly land use development
C. The proposed subdivision plat is consistent with the policies and standards of the Lincoln County Land Use Regulations, including: a. Procedures for Preliminary Plat Application, b. Residential Density Standards,
c. Mixed Zone Subdivision Improvement Standards
D. The proposed plat is consistent with the provisions of the Alpine Lakes Planned Unit Development Master Plan as approved by the Board on September 5, 2018.
BACKGROUND: History of Alpine Lakes Fourth Filing
Alpine Lakes Fourth Filing is part of Lot 19 of Alpine Village Subdivision No. 1 Plat 1 Amended and Lot
29 of Alpine Village Subdivision No. 1 Plat 2 Amended.
The first proposed development of said Lot 19 and Lot 29 started in 2010. There have been several owners involved and several approved permits pertaining to the property.
The below is a summary of the timeframe and approvals:
December 8, 2010 - Conditional Use Permit and Rezone Permit approved (File No. 105 PZ 10). Master
Plan showed that Lot 19 and Lot 29 be rezoned to a mixed zone and divided into ten (10) lots.
June 3, 2014 - Approved Preliminary Plat Applications for ten lots (File No. 202 MS 14 and 203 MS 14).
The preliminary plats were labeled Alpine Village Subdivision No. 1 Plat 2 Amended 27th Filing and
Alpine Village Subdivision No. 1 Plat 1 Amended 28th Filing.
June 3, 2017 - The Preliminary Plat Applications for File No. 202 MS 14 and 203 MS 14 expired for lack
of construction per the developers agreements.

February 7, 2018 - Approved Preliminary Plat Application for five lots (File No. 202 MS 18). The
preliminary plat was labeled Alpine Village Subdivision No. 1 Plat 2 Amended 27th Filing.
September 5, 2018 - Approved Conditional Use Permit for a Planned Unit Development (File No. 107
PZ 18). Planned Unit Development showed that Lot 19 and Lot 29 be divided into four single family
residences with the remaining portion being part of the RV Casita Development. ** See attached Final
Determination and Staff Report**
September 8, 2021 - Approved Revision and Extension of Development Agreement for File No. 202 MS
18.
January 12, 2022 - Submitted final plat application for File No. 202 MS 18. Name was changed from
Alpine Village Subdivision No. 1 Plat 2 Amended 27th Filing to Alpine Lakes Fourth Filing. All of the
improvements were completed and an inspection was requested.
May 4, 2022 - Application for Final Plat with Board of County Commissioners.
