That part of the W¥2SW¼ of Section 12, T33N, Rl l9W, Lincoln County, Wyoming, it
being the intent to more correctly described that tract of record in the Office of the Clerk of
Lincoln County in Book 185 of Photostatic Records on page 380, as follows:
BEGINNING at a position on the west line of said W½SW¼, N00°-12'-00"E, 1190.83
feet from the southwest comer of said Section 12;
thence continuing, N00°-12'-00"E, 457.79 feet, along said west line, to a point on the
northwesterly bank of Salt River;
thence N86°-08'-34"E, 29.66 feet, along said bank, to a point;
thence N70°-08'-59"E, 67.85 feet, along said bank, to a point;
thence S59°-32'-48"E, 690.32 feet, to a point;
thence N86°-27'-12"E, 100.00 feet, to a point;
thence S03°-32'-48"E, 90.00 feet, to a point under an existing fence line;
thence S86°-27'-12"W, 797.00 feet, along said fence line, in part to the POSITION OF
BEGINNING;
ENCOMPASSING an area of 5.09 acres, more or less;
TOGETHER with a right of ingress and egress over a strip of land twenty-five (25) feet in
width, with the southerly line described as follows:
BEGINNING at the southeast comer of the above described tract;
thence N86°-27'-12"E, 251.88 feet, along an existing fence line, in part, to a spike on
the centerline of U.S. Highway 89;
the northerly line of. the above described easement to be lengthened or shortened as
necessary to create a continuous easement with a minimum width of twenty-five (25) feet
to meet the centerline of U.S. Highway 89 and the easterly boundary line of the above
described tract;
the BASE BEARING for' this survey is the west line of the SW¼ of Section 12, T33N,
R119W, being N00°-12'-00"E;
each "comer" found as described in the Comer Record filed or to be filed in the Office of
the Clerk of Lincoln County;
each "point" marked by a 5/8" x 24" steel reinforcing rod with a 2" aluminum cap
inscribed, "SURVEYOR SCHERBEL LTD AFTON WY PLS 5368", with appropriate
details;
each "spike" marked by a 3/8" x 12" steel spike;
"Modification in any way of the foregoing description terminates liability of the surveyor"
