PROPOSAL: A Simple Subdivision Application to subdivide 10.56 +/- acres into 2 lots with one
5.28+/- acres and the other 5.28+/- acres with an average lot size of 5.28+/- acres in the Rural Zone. The
project site will access off a private subdivision road that connects to Prater Canyon County Rd. 116. The
lots will have individual well and individual septic systems that meeting current state and county
standards.
LOCATION: The parcel is located 1.00 +/- miles West of the Town of Star Valley Ranch, T 35N, R
119W, Section 35, Lincoln County, Wyoming.

Findings of Approval:
A. The proposed subdivision is consistent with the goals and objectives of the Lincoln County
Comprehensive Plan.
B. The proposed subdivision is consistent with the standards and procedures of the Lincoln County
Land Use Regulations.
C. The proposed Simple Subdivision is consistent with the provisions W.S. 18-5-301 through W.S.
18-5-315.
AGENCY CORRESPONDENCE:
Lincoln County Weed & Pest Control District: Noted at the time of this inspection, Common Mullen
and Hounds Tongue were present. These are on the Wyoming State Noxious Weed list as well as the
Lincoln County Noxious Weed list. These plants have proven to be very invasive and pernicious.
According to Wyoming Statute it is illegal to allow any state or county noxious weed to propagate freely.
The subdivision representative will need to contact Lincoln County Weed and Pest and explain their weed
control strategy or work with us to devise one.
Lincoln Conservation District: The Planning Office did not receive any comments from the
Conservation District. It has been more than 60 days.
Town of Star Valley Ranch: The Mayor of Star Valley Ranch β Kathleen Buyers said βThe Town has
no concerns with this simple subdivision.
BACKGROUND:
Bret Findlay purchased a 73-acre tract on County Rd 116 to create a Major Subdivision. Due to the lack
of a Director of Planning, Bret started the process as a simple subdivision so he can sell at least two lots.
The County Planning & Development Office expects to see future subdivision applications for this land
and eventually for a Major Subdivision application to be submitted. This simple subdivision represents
just 10.56 acres of the 73-acre parcel.
