Davis PROPERTY PIN #:3219-061-00-512 ZONING:Rural TOTAL ACRES:Approximately 76.91 # OF LOTS:12 AVERAGE LOT SIZE: PROPOSAL:To subdivide approximately 76.91 acres into 12 residential lots in the Rural zone located roughly 4.8 miles northwest of the Town of Afton. This will be a phased project with Lots 6, 7 and 8 being the first phase. The revised Master Plan approach is to create a Preliminary Plat for the entire proposed subdivision and then Final Plat each phase. Wagon Rut Lane is an existing subdivision road that may need to be brought up to County standards. The first ~100’ of Wagon Rut Lane is inside the floodplain, but we do not anticipate the improvement of this section to further impact the existing floodplain. We anticipate high ground water and the need for enhanced septic systems. Stump Creek runs through lots 12, 14 and 15.
