PROPOSAL:To subdivide approximately 76.91 acres into 12 residential lots in the Rural zone
located roughly 4.8 miles northwest of the Town of Afton. This will be a phased project with
Lots 6, 7 and 8 being the first phase. The revised Master Plan approach is to create a
Preliminary Plat for the entire proposed subdivision and then Final Plat each phase.

Cul De Sac:No cul-de-sacs are being proposed. The subdivision road will loop from CR 134 to
CR 133.
DISTANCE TO TOWN: Town of Afton, Miles: 4.8
PHYSICAL CHALLENGES: Lots 12, 14 and 15 are partially inside a flood plain. Wagon Rut
Lane is an existing subdivision road that may need to be brought up to County standards. The
first ~100’ of Wagon Rut Lane is inside the floodplain, but we do not anticipate the improvement
of this section to further impact the existing floodplain. We anticipate high ground water and the
need for enhanced septic systems. Stump Creek runs through lots 12, 14 and 15.
