ACCESS ROADS: total trips are estimated to be roughly 462 trips per day or about 51 during
the peak hour on roads 115 and 116. Wieblehaus has access from 12-116 Porter Canyon road.
Would like to see a traffic study which looked at all three projects.

SUBDIVISION ROADS:
Proposed Road Names:TBD
Cul De Sac:Temporary Cul-De-Sac, limits on guest houses until connectivity happens to
the north due to International Fire Code, or require fire sprinkler systems in homes.
Note: Offset entrance to match the proposed Findlay Subdivision to the South
DISTANCE TO TOWN: 0.97 Miles to Star Valley Ranch
PHYSICAL CHALLENGES: Because of topography are there drainage concerns - can we look
at a Master Drainage Analysis for all three projects?
DRINKING WATER SOURCE:DEQ Study will review.

WATER RIGHTS: Stream runs north-south through the property. Tract B needs a bridge or
culvert over the canal as dictated by the irrigation district. Providing access to the canal? Plat
warning to ensure access to including gates and fencing.
WASTEWATER TYPE:DEQ Study will review.
COMMUNITY PLAN AREA: Thayne
TOPOGRAPHY & SLOPE:Topo Map Overlay included in staff report. Rolling hills may
represent some grade issues.
MAXIMUM ROAD GRADES: Staff has concerns over road grades. Road grades will need to
abide by LUR’s Chapter 6.18 and be shown in application to meet these standards.
