PROPOSAL: A Simple Subdivision Application to subdivide 6.0 +/- acres into 2 lots with one of 2.94 +/- acres and the other of 3.06 +/- acres with an average lot size of 3.0 +/- acres in the Rural Zone. The
project site is accessed off of Liberty Lane and WY HWY 238. The lots are served by individual wells
and septic systems meeting current state and county standards. There are two existing homes on the project site. LOCATION: The parcel is located 1.1 miles west of the Town of Afton, T 32N, R 119W, Section 26,
Lincoln County, Wyoming.

Findings of Approval:
A. The proposed subdivision is consistent with the goals and objectives of the Lincoln County Comprehensive Plan. B. The proposed subdivision is consistent with the standards and procedures of the Lincoln County Land Use Regulations.
C. The proposed Simple Subdivision is consistent with the provisions W.S. 18-5-301 through W.S.
18-5-315. AGENCY CORRESPONDENCE:
Lincoln County Weed & Pest Control District: Noted due to the snow during this time of year, we are
unable to inspect the property. The subdivision representative will need to contact Lincoln County Weed
and Pest in the spring of 2023. At that time, we will review a map of the proposed subdivision as well as schedule an appointment to go onsite to evaluate the noxious weeds in the area. The purpose of this visit is to ensure that a weed management plan be in place on the above-mentioned property.
Star Valley Conservation District: Due to the groundwater levels being extremely close to the surface in
this section, SVCD recommends soil cuts to determine groundwater levels. If groundwater levels are high, it is recommended to have an enhanced septic system and no basements. It is also recommended that soil cuts be taken in the spring/early summer when groundwater is highest. Please note that if soil cuts are
done at other times of the year static water levels fluctuate according to the amount of high-water runoff
from year to year.
WYDOT: WYDOT has no objections.
BACKGROUND:
This Simple Subdivision is connected with Amended Plat 812 AP 22 Paul Stock 7L7 Ranch Subdivision Amended Second Filing. The Amended Plat vacated a portion of Lot 1, and added the vacated portion to Parcel A. The portion that is being vacated includes an existing home. This Simple Subdivision is
splitting Parcel A into two lots, Lot 3 and Lot 4. This Simple Subdivision includes two existing homes
which will each end up on separate lots. The approval of the Simple Subdivision is contingent upon the approval of 812 AP 22.

STAR VALLEY CONSERVATION DISTRICT Board of Supervisors has reviewed the proposed
Farren E. Haderlie and Tara Haderlie, Lot 1 Paul Stock 7L7 subdivision, simple subdivision in
Afton, Wyoming.
Due to groundwater levels being extremely close to the surface in this section, SVCD recommends
soil cuts to determine groundwater levels. If ground water is high, we recommend an enhanced

level can fluctuate according to the amount of high-water runoff from year to year.
This report satisfies the Conservation District Review as required by Wyoming State Statute 18-5-
