PROPOSAL: A Simple Subdivision Application to subdivide 5 +/- acres into 1 residential lot with an average lot size of 5 +/- acres in the Rural Zone. The project site is accessed off of Perkins/Extension Co.
Rd. 119. The lot will be served by an individual well and an individual septic system meeting current state
and county standards. LOCATION: The parcel is located 0.3 miles south of the Town of Star Valley Ranch, T34N, R119W, Section 1, Lincoln County, Wyoming.

Findings of Approval:
A. The proposed subdivision is consistent with the goals and objectives of the Lincoln County Comprehensive Plan. B. The proposed subdivision is consistent with the standards and procedures of the Lincoln County Land Use Regulations.
C. The proposed Simple Subdivision is consistent with the provisions W.S. 18-5-301 through W.S.
18-5-315. AGENCY CORRESPONDENCE: Lincoln County Weed & Pest Control District: Noted that the area was inspected and found no noxious
weeds present, but this area is known for having Musk Thistle. If Musk Thistle is found on the property it
needs to be treated with Herbicide in the May or June of next year timeline. If any other noxious weeds do appear the landowner will need to treat this issue themselves or hire a commercial applicator. They can feel free to call Lincoln County Weed and Pest for help on a weed management plan or a list of
commercial applicators.
Star Valley Conservation District: Noted that due to groundwater levels that are very close to the surface in this area, SVCD strongly recommends soil cuts to determine groundwater levels. In areas in which ground water is high, we recommend an enhanced septic system and shallow or no basements. We also
recommend that soil cuts be taken in the spring/early summer when groundwater is highest. If soil cuts
are done at other times know that static water levels fluctuate according to the amount of high-water
runoff from year to year. PUBLIC COMMENT:

STAR VALLEY CONSERVATION DISTRICT Board of Supervisors has reviewed the proposed
B & H Park Investments simple subdivision, southwest of Star Valley Ranch, Wyoming.
Due to groundwater levels that are very close to the surface in this area SVCD recommends soil
cuts to determine groundwater levels. In areas in which ground water is high, we recommend an
enhanced septic system and shallow or no basements. We also recommend that soil cuts be
taken in the spring/early summer when groundwater is highest. If soil cuts are done at other
times know that static water level fluctuate according to the amount of high-water runoff from year
to year.
This property has irrigation water rights from Cedar Creek through the West Cedar Creek Pipeline
Company.
This report satisfies the Conservation District Review as required by Wyoming State Statute 18-5-
306. No other use is intended or implied. If there is any more information, we can provide for you,
please let us know.

We would like to acknowledge receiving the Notice and information for
the Little Pines Subdivision Seventh Filing, near Star Valley Ranch,
File No. 104 SS 23. Hearing June 7, 2023, B&H Park Investments, LLC
c/o John Baker.
The only concern we have is that our 5 acres north of the subdivision
is landlocked. We will be contacting the Humpherys and Baker family
about the private road, Lone Pine Way that will be put in.
