DENSITY:Approximately 6.64 acre average in all phases of Valley of the Burm Subdivisions 80 acres. PROPOSAL:A Major Subdivision Preliminary Plat application proposal to subdivide 36+/-acres (Lot 1 &7)into eight residential lots ranging in size from 2.00-7.55 acres.The average lot size will be 4.5 +/-acres in this phase.Located in the Rural Zone.The lots will have access from County Road 126 and share a private subdivision road.Each lot will have individual wells and individual septic systems. ●Valley of the Burm original subdivision filing was created on July 3,2019 and consisted of 5 lots. ●The Second Filing of Valley of the Burm was created on December 9,2021 and created one additional lot,making a total of 6 lots. ●The Third Filing will result in a total of 12 lots total in all three phases. ●Lot 1 is becoming Lots 8,9 and 10 ●Lot 7 is becoming Lots 11,12,13,14 and 15 The subdivision is surrounded by agricultural/residential uses,with a gravel pit located just north of the subdivision,but it is shielded from view by topography.The site is roughly 2 miles southeast of the Town of Thayne Wyoming. Density Allowed by the Land Use Regulations:Yes Chapter 23 Water Study Risk Assessment Needed:Yes Chapter 23 Sewer Study Risk Assessment Needed:Yes LOT CONFIGURATION: The layout of the proposed subdivision provides for a flat building site for each lot. Figure 1 Location Map ACCESS ROADS and SUBDIVISION ROADS Strawberry Creek County Road No.12-126 and Pine Knoll Road will provide access to the site. The applicant will need to widen Pine Knoll Road to 24’travelway with 1’shoulders. Staff does not like the proposed location of the cul-de-sac as 4 lots would have driveways accessing from the cul-de-sac which is not a well planned road.Staff recommends the cul-de-sac move east approximately 400’and be placed between Lots 14 &15.This would result with only Lot 15 accessing directly off the end of the cul-de-sac. PHYSICAL CHALLENGES:The physical challenges to this subdivision may be the widening of the subdivision road from County Road 126 over Strawberry Creek. DRINKING WATER SOURCE:Individual Wells WASTEWATER TYPE:Septic (Type to be determined by Chapter 23 DEQ Study) COMMUNITY PLAN AREA:Thayne.No limitations on this use. Figure 2 Sketch Plan TOPOGRAPHY &SLOPE:The dark areas of the map represent significant topography slope. All proposed lots have a flat building site. The shared easements for Lots 8 &9 represent a potential challenge that may need to be redesigned due to topography issues.It appears there is a 45’elevation change over the easement area.
