II. PUBLIC HEARINGS A. 103 MP 23 Etna North RV Park - Master Plan Modification Austin Development, Inc
• A Master Plan Modification request for the RV Park section as part of a 92.37-acre Master Plan File #102 PZ 19. This modification is requesting confirmation for the east 25
of 50 RV spaces to be used as year-round use. It is also requesting to allow RV’s, Park Models, and Tiny Homes on the 25 spaces in the east half of the project.
• Located 2.5 miles northwest of the Town of Star Valley Ranch, Wyoming T35N, R119W, Section 2 B. 105 CUP 23 Star Valley Shipping Container Storage Emmett Mavy
• Proposal for commercial storage units comprising 162 shipping containers with 112 units being 8 feet wide, 40 feet long, and 10 feet tall and 50 units being 8 feet wide, 20 feet long, and 9 feet tall located on 3.5-acre portion of a 5.489-acre lot in the Rural Zone.
• Located .75 miles north of the Town of Thayne, Wyoming T34N, R119W, Section 13 C. 109 SS 23 Salty Willows Ranch Brian and Jennifer O’Neill
• A Simple Subdivision Application to subdivide 35.95 +/- acres into 2 residential lots with one lot of 15.93 +/- acres and the other lot of 20.02 +/- acres with an average lot size of 17.98 +/- acres in the Rural Zone.
• Located 3.0 miles south of the Town of Thayne, Wyoming, T33N, R119W, Section 12
III. OTHER PLANNING MATTERS
D. 114 AP 23 Vista Hills Estates Bret Findlay and Zack Clyde
• Request for an amendment to change the name of a recorded Simple Subdivision from Vista Hills, A Subdivision to Vista Hills Estates. This is only a name change and will not
alter the existing boundaries or lot sizes within the subdivision. The project site is accessed off of Dick Casull Loop and within the Rural Zone.
• Located approximately 1.5 miles west of the Town of Star Valley Ranch, Wyoming, T35N, R119W, Section 35 E. 115 AP 23 Hidden Pines Estates I PPLL, LLC
• Request for an amendment to change the name of a recorded Simple Subdivision from Stewart View I to Hidden Pines Estates I, and to change the private road name from Derby Lane to Mininger Road. This is only a name change and will not alter the existing boundaries or lot sizes within the subdivision. The private road name Mininger Road was approved in 2021. The project site is accessed off of Stewart Trail Co. Rd. 106 and within the Rural Zone.
• Located approximately 4 miles south of the Town of Alpine, Wyoming, T36N, R119W, Section 23 F. 116 AP 23 Hidden Pines Estates II PPLL, LLC, Kenneth E. and Erin M. Harrawood
• Request for an amendment to change the name of a recorded Simple Subdivision from Stewart View II to Hidden Pines Estates II, to change the private road name from Derby Lane to Mininger Road, to remove Derby Trail (a private easement) and to adjust the boundary lines between lots 21 and 22. This adjustment would result in one lot of 7.22+/- acres and the other of 7.85+/- acres. The private road name Mininger Road was approved in 2021. The project site is accessed off of Stewart Trail Co. Rd. 106 and within the Rural Zone.
• Located approximately 4 miles south of the Town of Alpine, Wyoming, T36N, R119W, Section 23 G. 117 AP 23 Hidden Pines Ranch Robert and Sherry Poinsett, Jonathan and Savannah Lugar
• Request for an amendment to change the name of a recorded Simple Subdivision from
Stewart View III to Hidden Pines Ranch, to change the private road name from Derby Lane to Mininger Road, to remove Derby Trail (a private easement) and to adjust the boundary lines between lots 31 and 32. This adjustment would result in one lot of 6.55+/- acres and the other of 15.11+/- acres. The private road name Mininger Road was approved in 2021. The project site is accessed off of Stewart Trail Co. Rd. 106 and within the Rural Zone.
