PROPOSAL: This is a request for an amendment to change the name of a recorded Simple Subdivision
from Stewart View II to Hidden Pines Estates II, to change the private road name from Derby Lane to
Mininger Road, to remove Derby Trail (a private easement) and to adjust the boundary lines between lots 21 and 22. This adjustment would result in one lot of 7.22+/- acres and the other of 7.85+/- acres. The private road name Mininger Road was approved in 2021. The project site is accessed off of Stewart Trail Co. Rd. 106 and within the Rural Zone.
LOCATION: 4 miles south of the Town of Alpine, Wyoming, T36N, R119W, Section 23

FINDINGS OF APPROVAL:
A. The proposed amended subdivision plat is consistent with the Goals and Objectives of the Lincoln
County Comprehensive Plan. B. The proposed amended subdivision plat is consistent with the policies, procedures and standards of the Lincoln County Land Use Regulations, specifically the policies found in Section 4.7 Amendments to Approved Subdivisions, and the provisions for minor plat amendments, and
consistent with the provisions of W.S. 34-12-106 through 110, providing for plat vacation and
partial plat vacation where such vacating does not abridge or destroy any of the rights and privileges of other proprietors in said plat. C. Since the proposed amended plat does not increase the number of lots in the subdivision in the County, a resolution of approval shall not be required.
