JOHN H. TITENSOR and DEBRA C. TITENSOR, husband and wife, of 1136 County
Road 117, Thayne, Wyoming 83127, Grantors, for and in consideration of Ten Dollars ($10.00)
and other valuable consideration, in hand paid, receipt of which is hereby acknowledged, hereby
convey to JOHN D. ROBERTSON and CONNIE CHRISTINE ROBERTSON, 1088 County
Road 117, Thayne, Wyoming 83127, Grantees, and their heirs, successors, and.assigns, a 40-foot
wide perpetual right-of-way easement on the following described real estate situated in Lincoln
County, Wyoming, for the following purposes and under the following conditions:
1. DESCRIPTION OF EASEMENT. The easement is described as follows:
See attached Exhibit A.
2. PURPOSE OF EASEMENT. The easement shall be for the purpose of.
providing a perpetual 40-foot wide right-of-way easement for ingress, egress, and utilities to the
properties described in the de6~ attached hereto.
EASEMENT CONDITIONS. The easement is subject to the following
conditions:
(a) that
any improvements made within the right-of-way easement shall be at the sole
expense of the person making the improvements unless otherwise agreed in writing;
(b) that no gate(s) shall be placed across the right-of-way easement without the
agreement in writing thereto by all persons entitled to use of the right-of-way easement; and
(c) that Grantors, for themselves and their heirs, successors, and assigns, hereby reserve
the-right to use the right-of-way easement for ingress and egress to their property, specifically for

agricultural purposes, and for any other purposes not inconsistent with the easement granted
herein~
4. EASEMENT RUNS WITH THE LANDS. The right-of-way easement created
herein shall run with the lands identified in the'deed to Grantees, attached hereto, and shall be
binding on and shall inure to the benefit of the owners of the property identified therein, and to
their heirs, successors, or assigns.
5. RELEASE OF HOMESTEAD RIGHTS. Grantors hereby release and waive
any and all rights under and by virtue of the homestead exemption laws of the State of Wyoming.
IN WITNESS WHEREOF, Grantors have hereunto set their hands this 17'~_ day of

A portion of the Titensor property as referred to in the Deed recorded in Book
389PR, on Page 473, with the Office of the Clerk of Lincoln County, Wyoming,.
located within the SEI/4NW1/4 of Section 18, T34N, R118W, of the 6th. P.M.,
Lincoln County, Wyoming, the South line being more particularly described as
follows:
BEGINNING at a B.L.M. type monument marking the Marlowe A. Scherbel PLS
5368 1990 location for the SoutheaSt Corner of said SE1/4NWI/4; thence
S89°56'48"W, along the South line of said SEI/4NWI/4, 654.13 feet to B.L.M.
type monument marking the Marlowe A. Scherbel PLS 5368 1990 location for
the Southeast corner of the Robertson property, as referred to in the Deed
recorded in Book 386PR, on Page 472, with said Office.
