PROPOSAL: Star Valley Ranch RV Park Plat 5 Stage 2 Subdivision Preliminary Plat was approved on April 7, 2021 in accordance with an Amended & Revised Master Plan approved in 1995. Applicants seek Final Plat Approval. The developer has completed the requirements of the Development Agreement
with Lincoln County, including the installation of paved roadways, central water & sewer systems,
electrical power improvements and lot monumentation for the 48 RV spaces on 4.3 +/- acres in the Recreational Zone. LOCATION: Located about a half mile east, west, and south from the Town of Star Valley Ranch,
Wyoming in Township 34 North, Range 118 West, Section 6.

FINDINGS OF APPROVAL:
A. The proposal is consistent with the provisions of W.S. 18-5-301 through W.S. 18-5-315 authorizing counties to regulate subdivision proposals, including: a. Chapter 23 environmental review of proposed water and wastewater systems by Department of Environmental Quality.
B. The proposal is consistent with the goals and objectives of the Lincoln County Comprehensive Plan for efficient land use planning, including: a. Provisions for development near existing community infrastructure, b. Orderly land use development. C. The proposal is consistent with the provisions of the Lincoln County Land Use Regulations,
including: c. Section 1.7 Master Plan Projects, d. Chapter 4, Subdivisions e. Table 6.2 Residential Density Table including Required Improvements D. The proposal is consistent with the provisions of a 1995 approved Amended & Revised Master
Plan. E. The proposal is consistent with the terms and conditions of the Development Agreement for Star Valley Ranch RV Park Plat 5 Stage 2 road and utility improvements.
