PROPOSAL: A Major Subdivision Final Plat proposal to subdivide 11.90 +/- acres into six residential
lots with an average lot size is 1.89 +/- acres in the Mixed Zone. The lots share private subdivision roads
off of Old Alpine CR 12-100. The developer has completed the requirements of the Development
Agreement with Lincoln County, including the installation of water connections from the Town of
Alpine, and installation of electrical power and communication lines to each lot.
LOCATION: Located 0.25 miles west of the Town of Alpine, Wyoming in T37N, R118W, Section 19.

FINDINGS OF APPROVAL:
A. The proposal is consistent with the provisions of W.S. 18-5-301 through W.S. 18-5-315.
B. The proposal is consistent with the goals and objectives of the Lincoln County Comprehensive
Plan, including Section IV Land Use Objective 1. Create Land Use Regulations that promote the
responsible ad orderly development of Lincoln County
C. The proposal is consistent with the provisions of the Lincoln County Land Use Regulations,
including:
a. Residential Density Standards; Table 6.1 for Major Subdivisions in the Mixed Zone.
D. The proposal is consistent with the terms and conditions of the Development Agreement for
Refuge West Fourth Filing including road and utility improvements.
